BOARD MEMBERS PRESENT: Lipps, Tindall, Vasile MINUTES: ON MOTION BY LIPPS AND SECOND -BY TINDALL, THE MINUTES OF THE REGULAR MEETING OF AUGUST 13, 1980 WERE APPROVED BY THE FOLLOWING VOTE: AYES: Lipps, Tindall NOES: None ABSTAIN: Vasile ON MOTION -BY LIPPS AND SECOND BY VASILE, THE MINUTES OF THE REGULAR;MEETING OF AUGUST 26, 1980 WERE APPROVED BY THE FOLLOWING VOTE: AYES: Lipps, Vasile NOES: None ABSTAIN: Tindall ON MOTION BY TINDALL AND SECOND BY LIPPS, THE MINUTES OF THE REGULAR MEETING.OF SEPTEMBER 3, 1980 WERE APPROVED BY THE FOLLOWING VOTE: AYES: Tindall, Vasile NOES: None -- ABSTAIN: Lipps ON MOTION BY LIPPS AND SECOND BY TINDALL, THE MINUTES OF THE REGULAR MEETINGS OF AUGUST 6, AND AUGUST 20, 1980 WERE DEFERRED. AYES: Tindall, Lipps, Vasile NOES: None ABSENT: None REGULAR AGENDA ITEMS: 'TENTATIVE PARCEL MAP NO. 80-566 Applicant: Kacor Realty, Inc. To permit the creation of six (6) parcels from one (1) 11.6+ acre parcel located on.the southwest;. -corner of Bolsa and Springdale. This request is a categorical exemption Class 5, California Environmental Quality Act, 1970. MINUTES: H.B. Board of Zoning Adjustments September 10, 1980 Page 2 Secretary Lipps introduced the application to the Board. He stated that the applicant also had filed a use permit application regarding the subject property. He suggested continuing the tentative parcel map until the meeting of September 17, 1980 so as to be heard in con- junction with Use Permit No. 80-31. ON MOTION BY LIPPS AND SECOND BY VASILE, TENTATIVE PARCEL MAP NO. 80-566 WAS CONTINUED TO THE REGULAR MEETING OF SEPTEMBER.17, 1980 TO BE HEARD IN CONJUNCTION WITH USE PERMIT NO. 80-31. AYES: Lipps, Vasile, Tindall NOES: None ABSENT: None ADMINISTRATIVE REVIEW NO. 80-49 Applicant: Safeway Stores, Inc. To permit the enclosed package pick-up station at front of store and revise customer vehicle loading aisle located on the south side of Adams Avenue at the intersection of Adams and Magnolia. This request is a categorical exemption Class 1, California Environmental Quality Act, 1970. Secretary Lipps stated that the applicant wished to withdraw the applicat' , and would conform to the original plot as approved previously by the Boar of Zoning Adjustments. ON MOTION .BY._LIPPS AND SECOND BY TINDALL, THE BOARD ACCEPTED THE APPLICANT'S REQUEST TO WITHDRA4v ADMINISTRATIVE :REVIEW NO. 80-49. AYES: Lipps, Tindall, Vasile NOES: None ABSENT: None LOT LINE ADJUSTMENT NO. 80-4 Applicant: Stephen Downs To -permit a stairway on east side of of recreation room. The stairway is to be a permanent structure located at 5101 Dunbar Street, Huntington Beach, California. Secretary Lipps briefly outlined the proposal noting that application_ was within substantial ordinance code conformance. Mr. Ken Moody and Mr. Stephen Downs were present to represent the application. MINUTES: H.B. Board of Zoning Adjustments September 10, 1980 Page 3 Fire Representative Vasile expressed his concern regarding fire access between the existing fcnce and the stairway. He noted that a minimum of five (5) feet is necessary between the fence and stairway and a minimum of ten (10) feet is required between the fence and the back of the building: Fire Representive Vasile recommended that a portion of the fence be either removable, or openable to allow for easier access_ in the event of a fire emergency. It was suggested to the applicant that an agreement between future property owners (in the event that Mr. Downs sells either pieces of property) to allow for access in regard to the property line being. used by adjacent property owner (five foot easement was granted). Discussion ensued. It was the consensus of the Board to approve the request for a lot line adjustment. ON MOTION BY LIPPS AND SECOND BY VASILE, LOT LINE ADJUSTMENT WAS APPROVED WITH THE FOLLOWING CONDITION BY THE FOLLOWING VOTE: CONDITIONS OF APPROVAL: A. TO BE COMPLETED PRIOR TO ISSUANCE OF BUILDING PERMITS: 1. The conceptual plot plan received September 9, 1980 shall be the approved layout. B. GENERAL CONDITIONS: 1. Applicant shall adhere to all aspects of Section 9811.1.3 of the Huntington Beach Ordinance Code.
