BOARD MEMBERS PRESENT: Spencer, Tindall, Vasile MINUTES: ON MOTION BY SPENCER AND SECOND BY VASILEo THE MINUTES OF THE REGULAR MEETING OF JANUARY 7, 1981 WERE APPROVED BY THE FOLLOWING VOTE: AYES: Spencer, Vasile, Tindall NOES: None ABSENT: None ON MOTION BY SPENCER AND SECOND BY TINDALL, THE MINUTES OF THE REGULAR MEETING OF DECEMBER 31, 1980 WERE DEFERRED. AYES: Spencer, Vasile, Tindall NOES: None ABSENT: None REGULAR AGENDA ITEMS: LOT LINE ADJUSTMENT NO. 81-1 Applicant: FW Development To permit an adjustment of a common lot line 1.88 feet southerly located on the east side of Lake Street, approximately 660 feet from Memphis (old Knoxville). This request is a Categorical Exemption Class 5, California Environmental Quality Act, 1970. Chairman Tindall introduced the application to the Board. Secretary Spencer outlined the application stating that a preliminary plan check revealed the request to be within compliance with the general and specific plan for the area. Findings and Conditions of Approval were discussed. ON MOTION BY SPENCER AND SECOND BY VASILE, LOT LINE ADJUSTMENT NO. 81-1 WAS APPROVED WITH THE FOLLOWING FINDINGS AND CONDITIONS OF APPROVAL BY THE FOLLOWING VOTE: FINDINGS: 1. Lot Line Adjustment No. 81-1 is consistent with the General Plan and Specific Plan of the City of Huntington Beach. MINUTES: H.B. BOARD OF ZONING ADJUSTMENTS January 14, 1981 Page 2 CONDITIONS OF APPROVAL: A. TO BE COMPLETED PRIOR TO ISSUANCE OF BUILDING PERMITS: 1. The conceptual plot plan received January 6, 1981 shall be the approved layout. 2. Lot Line Adjustment No. 81-1 shall comply with all criteria as set forth in Section 9811.3.1 of the Huntington Beach Ordinance Code. In its approval action, the Board of Zoning Adjustments considered the following issues relating to the conceptual plan: - Traffic circulation and drives; - Parking layout; - Lot area; - Lot width and lot depth; - Type of use and its relation to property and improvements in the immediate vicinity; - Past administrative action regarding this property.
