of Zoning Adjustments
An analysis of the applicant's plan determined that the buildings
location, open space and -number of parking spaces meet the Code
requirements with the exception of the reduction in stall size width of
three (3) ft. for parking spaces located at the interior property
line. It was staff's feeling that the setback for the garages could
be moved closer to the property line allowing the parking space size
to come closer to meeting the minimum size required. The applicant's
plan shows the garages with an eight (8) ft. setback in lieu of five
(5) ft. required by Code.
The public hearing was opened by Chairman Smith with the applicant,
Ron Lichter, present to speak in favor of his proposal.
Layout revisions were discussed with the applicant. It was agreed
that by incorporating a -change on a revised plan for setback of garages,
a six (6) inch exception only would_ be necessary to parking stall sizes
on Parcels No. 1 and No. 4 in lieu of three (3) it-. originally proposed.
This change would also provide a twenty-seven (27) ft. turning radius for
the 90 degree parking spaces and, additionally, would not destroy
the design proposed by the applicant. Mr. Lichter explained that
alley dedication between parcels was made. He felt that as the storm
drain easement was private rather than public it was to his advantage
allowing a reduction in setback requirements on his forthcoming revised
plan.
The public hearing was closed by Chairman Smith.
Conditions for approval of the three applications were discussed with
the applicant receiving his concurrence.
