BOARD MEMBERS PRESENT: STAFF MEMBERS PRESENT: REGULAR AGENDA ITEMS: Third Floor Conference Room Civic Center 2000 Main Street Huntington Beach, California Cranmer, Godfrey, Smith Hess TENTATIVE PARCEL MAP NO. 85-253- Applicant: Pacific Coast Corporation A request for a one (1) lot subdivision for purposes of constructing a mini -storage facility. The subject property is one hundred feet (1001) wide abutting the West side of the S.P.R.R. between McFadden Avenue and Center Street. This request is covered by Categorical Exemption, Class 5, California Environmental Quality Act, 1984 Staff said the applicant is proposing the one (1) lot subdivision to create a legal building site for developing a mini --'storage building. .The site is within the North Huntington -Center Redevelopment.Area. Staff recommended referring the matter to the February 4, 1986, Planning Commission Meeting because a related item will be considered by them which could impact the subject property. Precise Plan of Street Alignment No. 85-2 to realign Gothard Street south of McFadden Avenue will be reviewed by the Planning Commission which would affect the northerly portion of the subject property, reducing its buildable area by approximately thirty-five percent (35%). 'If the Precise Plan of Street Alignment is approved, dedication for Gothard Street would be required as part of the Tentative Parcel Map. Also, Staff indicated it is Planning Commission's policy to review items that have a direct effect upon one another: It was determined by the Board that, because the, project is located within a redevelopment area and the pending Precise Plan of Street Alignment could affect the size of the one (1) lot subdivision, the Tentative Parcel Map should be considered by the Planning Commission.
