87-15, Use Permit No. 87-34 and Negative Declaration No. 87-9 on
July 7, 1987.

concerned with the large piece of property that will be taken from

efforts made to develop the proposed plan however expressed concern
regarding the landscaping between the building''and:the residential

should be added with the limitations imposed and if the use was
greater in the future it would have to come back to the Planning
Commission for review and approval. They also requested that a
conceptual p;,an of the property to the north be presented at the

1. The proposed sign and location, behind the 10 foot site angle
setback, would obstruct a driver exiting the Center from
clearly seeing pedestrians and children on skateboards and
bicycles. This is especially important considering the
popularity of the new arcade in the Center.
2. The existing Planned Sign Program provides ample area for a
sign that identifies the Center.
3. The proposed sign exceeds the maximum number of items allowed
in the Code.
4. The existing wall signs on the individual business are visible
from the street, from a moving vehicle, as well as from a
stationary position across Beach Boulevard in front of the
Warehouse record store. Therefore a monument sign with the
name of the center and a maximum of 12 items on it is
appropriate for that location.
