ZONING ADMINISTRATOR: Michael Strange STAFF MEMBERS: Thomas Rogers REGULAR AGENDA ITEMS: ADMINISTRATIVE REVIEW NO. 89-2 Applicant: Affiliated Medical Enterprises This request is covered by Categorical Exemption, Section 15311, Class 11, California Environmental Quality Act, 1986. Staff member, Thomas Rogers, reported that this is a request for a sales trailer at the construction site of Pacifica Hospital expansion. He stated that staff is recommending approval with standard conditions for only six months since the proposal for expansion was not yet approved. Staff recommended that the applicant be permitted to request an extension with the status of the hospital expansion being the focus of the review. There was no one present to speak for or against the request. ADMINISTRATIVE REVIEW NO. 89-2 WAS APPROVED BY THE ZONING ADMINISTRATOR WITH THE FOLLOWING CONDITIONS OF APPROVAL: SPECIAL CONDITIONS OF APPROVAL: 1. The site plan, floor plans, and elevations received and dated January 31, 1989 shall be the approved layout. 2. Fire access lanes shall be maintained. If fire lane violations occur and the services of the Fire Department are required, the applicant will be liable for expenses incurred. 3. All building spoils, such as unusable lumber, wire, pipe, and other surplus or unusable material, shall be disposed of at an off -site facility equipped to handle them. 4. The office use shall be discontinued six months from the date of approval. A cash bond of one thousand dollars "1,000) shall be posted with the City for the sales/leasing office to guarantee compliance with all provisions of this code and the Huntington Beach Building Code. ZA Minutes 2/22/89 -1- (4491h) 1 5. The sales/leasing office shall not be converted or expanded into a general business office for the contractor or developer. 6. An extension of time may be granted by submitting a written request to the Zoning Administrator. The status of the proposed expansion will be considered in reviewing said request.
