ZONING ADMINISTRATOR: Michael Strange STAFF MEMBERS: Herb Fauland MINUTES: Minutes of the September 20, 1989 Zoning Administrator Meeting were approved. REGULAR AGENDA ITEMS: WAIVER OF FINAL MAP TENTATIVE PARCEL MAP NO. 89-369 Applicant: Juan Ruiz 15881 Chemical Lane Huntington Beach, CA 92649 Request: Waiver of Final Map for Tentative Parcel Map No. 89-3 to consolidate two (2) lots into one (1) parcel of land. Location: 15881 Chemical Lane Environmental This request is covered by Categorical Exemption, Status: Section 15305, Class 5, California Environmental Quality Act, 1986 Staff reported that the applicant's request is to consolidate two parcels into one lot. Staff also noted that the Planning Commission approved a conditional exception in March of 1989 for a variance of 6 feet for an addition to the existing industrial building. Staff recommended approval for the waiver of the final map. Jean Springer and Carl Brooks, representing the applicant, were present and spoke in support of the request. WAIVER OF FINAL MAP FOR TENTATIVE PARCEL MAP NO. 89-369 WAS APPROVED BY THE ZONING ADMINISTRATOR WITH THE FOLLOWING FINDING: FINDING OF APPROVAL FOR WAIVER: 1. The proposed waiver to consolidate lots 2 and 3 of Tract 8746 into one (1) parcel of land complies with the requirements as to area, improvement and design, flood and water drainage control, appropriate and approved public roads, sewer and water facilities, environmental protection, and other requirements of Article 992 of the Subdivision Section of the Ordinance Code. ZA Minutes 9/27/89 -1- 5458h J CONDITIONAL EXCEPTION NO. 88-10 Applicant: Julie and Norman Huniu 727 Main Street Huntington Beach, CA 92648 Request: Six month extension of time for compliance with Special Condition of Approval No. 2 for Conditional Exception No. 88-10. The Condition of Approval is to provide code required on -site parking. Location: 727 N. Main Street Environmental This request is covered by Categorical Exemption, Status: Section 15305, Class 5, California Environmental Quality Act, 1986 Staff reported that this is a request for a 6 month extension of time to comply with Special Condition of Approval No. 2 for Conditional Exception No. 88-10. The request was approved in March of 1988. Staff recommended approval. The public hearing was opened and Julie and Norman Huniu, applicants, were present and spoke in support of the request. There was no one else present to speak for or against the request so the public hearing was closed. A SIX MONTH EXTENSION OF TIME FOR CONDITIONAL EXCEPTION NO. 88-10 WAS APPROVED BY THE ZONING ADMINISTRATOR. THE MEETING WAS ADJOURNED TO THE OCTOBER 2, 1989 STUDY SESSION BY THE ZONING ADMINISTRATOR.
