MINUTES: Minutes of the June 20, 1990 Zoning Administrator Meeting were
continued to next regularly scheduled meeting of July 11, 1990.

Request: To permit the rehabilitation and renovation of the existing
residential Slater House into an industrial office building. The
conditional exceptions (variance) are; (1) to permit an existing 3'
-0" exterior side yard setback in lieu of 10' -0" pursuant to Section
95030.7 of Article 953, MI District; (2) to permit an existing 16
foot drive approach in lieu of 27 feet pursuant to Section 9605(a)
Public Works Requirements; (3) to permit off -site parking access in
lieu of on -site internal circulation for parking access pursuant to
Section 9605(e) Circulation Design; and (4) to permit an existing 3'
-5" exterior side yard landscape planter in lieu of 10' -0" pursuant
to Section 9608(c) of Article 960 Parking and Landscaping of the
Huntington Beach Ordinance Code.

Environmental This request is covered by Categorical Exemption,
Status: Section 15301, Class 1, California Environmental Quality Act, 1986
Herb Fauland presented the staff report and stated that this item had been continued from
the June 13, 1990 meeting because two variance requests had been omitted in the legal
notification and therefore required readvertisement.
Staff stated that the request is to permit the rehabilitation and renovation of the existing
residential Slater House into an industrial office building with conditional exceptions
required to allow an existing 16 foot drive approach, reduced perimeter landscaping,
reduced exterior sideyard setbacks, and lack of internal on -site circulation.
Photographs of the site were presented for the Zoning Administrator's review. Staff
stated that some of the trees on -site will be removed as a result of street dedications and
improvements. Staff stated that the Historic Resources Board had reviewed the request
and would like to see perimeter fencing around the site to provide a buffer from the
historic house and the proposed industrial buildings. Staff further noted that a temporary
parking plan will be required for on site parking until such time as the adjacent industrial
buildings are constructed and the reciprocal parking and access agreements are finalized.
The Design Review Board will review this project for facade improvements and will
incorporate the fence request as a condition of approval.
Staff recommended approval of the request with findings and suggested conditions of
approval.
THE PUBLIC HEARING WAS REOPENED FROM THE MEETING OF JUNE 13, 1990
David Simmons and Roger Russell, representing Windrose Development, were present and
spoke in support of the request.
Rick Jeffrey, future occupant of the project, was present and expressed concern regarding
temporary parking conditions during rehabilitation/renovation of the residence. Discussion
ensued between staff and the Zoning Administrator as to potential alternatives.
There being no other persons to speak for or against the request, the public hearing was
closed.
ADMINISTRATIVE REVIEW NO. 90-8/CONDITIONAL EXCEPTION (VARIANCE) NO.
90-20 WAS APPROVED BY THE ZONING ADMINISTRATOR SUBJECT TO THE
FOLLOWING FINDINGS AND CONDITIONS OF APPROVAL. ALL ACTIONS TAKEN BY
THE ZONING ADMO41STRATOR CAN BE APPEALED TO THE PLANNING COMMISSION
WITHIN TEN (10) CALENDAR DAYS.
FINDINGS FOR APPROVAL - CONDITIONAL EXCEPTION (VARIANCE) NO 90-20:
I. There are exceptional or extraordinary circumstances or conditions applicable to the
land, buildings and premises involved that do not apply generally to other property or
uses in the district. The site is currently developed with the historic Slater House, in
an effort to maintain the historic integrity, site layout, landscaping and
architectural theme of the house, the strict application of the Huntington Beach
Municipal Code would preclude the use of the site.
2. The granting of Conditional Exception (Variance) No. 90-20 for 1) a reduction of
the exterior side yard requirement, 2) a reduced landscape planter along a public
right-of-way, 3) to permit an existing 16' -0" drive approach and 4) to permit
off -site access for parking in lieu of on -site internal circulation is necessary in order
to preserve the enjoyment of one or more substantial property rights.
3. The granting of Conditional Exception (Variance) No. 90-20 for 1) a reduction of the
exterior side yard requirement, 2) a reduced landscape planter along a public
right-of-way, 3) to permit an existing 16' -0" drive approach and 4) to permit
off -site access for parking in lieu of on -site internal circulation will not be

materially detrimental to the public health, safety and welfare, or injurious to the
conforming (land, property, or improvements) in the neighborhood.
4. The granting of Conditional Exception (Variance) 90-20 for 1) a reduction of the
exterior side yard requirement, 2) a reduced landscape planter along a public
right-of-way, 3) to permit an existing 16' -0" drive approach and 4) to permit
off -site access for parking in lieu of on -site internal circulation is consistent with
the goals and objectives of the City's General Plan and Land Use Map designation of
General Industrial.
5. The granting of Conditional Exception (Variance) No. 90-20 will not defeat the
general purposes or intent of the Ordinance Code and General Plan which is to
preserve and maintain the architectural integrity of the City's Historical Structures.
6. The granting of the Conditional Exception (Variance) No. 90-20 for 1) a reduction of
the exterior side yard requirement, 2) a reduced landscape planter along a public
right-of-way, 3) to permit an existing 16' -0" drive approach and 4) to permit
off -site access for parking in lieu of on -site internal circulation will not adversely
affect the General Plan of the City of Huntington Beach.
7. The applicant is willing and able to carry out the purposes for which the conditional
exception (variance) is sought and he will proceed to do so without unnecessary delay.
SPECIAL CONDITIONS OF APPROVAL:
1. The site plan, floor plans and building elevations received dated May 22, 1990, shall
be the conceptually approved layout.
2. Construction shall be limited to Monday - Saturday 7:00 AM to 8:00 PM.
Construction shall be prohibited Sundays and Federal holidays.
3. All building spoils, such as unusable lumber, wire, pipe, and other surplus or unusable
material, shall be disposed of at an off -site facility equipeed to handle them.
4. The site plan shall include (or reference page) all conditions of approval imposed on
the project printed verbatim.
5. Elevations shall depict colors and building materials proposed.
6. If outdoor lighting is included, high-pressure sodium vapor lamps or similar energy
savings lamps shall be used. All outside lighting shall be directed to prevent
"spillage" onto adjacent properties and shall be noted on the site plan and elevations.
7. An interim parking plan shall be submitted to the Department of Community
Development to assure adequate parking is available for employees, customers,
contractors, etc., during the project's construction phase.
8. The subject property shall enter into irrevocable reciprocal driveway and parking
easement(s) between the subject site and adjacent properties. A copy of the legal
instrument shall be approved by the Community Development Department and the
City Attorney as to form and content and, when approved, shall be recorded in the
Office of the County Recorder. A copy shall be filed with the Department of
Community Development.

9. Conditional Exception No. 90-20 shall be approved and recorded prior to Certificate
of Occupancy and a copy submitted to the Department of Community Development.
10. A perimeter buffer (fencing) between the Slater House and the proposed industrial
buildings is recommended to differentiate the historic structure and site from the
proposed industrial buildings.
11. Any proposed additions, alterations or renovations shall be subject to the review and
approval of the administrative review process of the Zoning Administrator.
12. The Design Review Board shall review and approve the following:
a. Perimeter fencing plans for review and approval which depict decorative
materials.
b. All proposed signs for the project site.
c. Any additions and/or exterior alterations to the historic structure.
13. Fire Department Requirements are as follows:
a. The applicant shall meet all applicable local, State and Federal Fire Codes,
Ordinances, and standards.
14. The Public Works Department requirement are as follows:
a. Dedicate 10' on Gothard Street.
b. Dedicate 32' radius at Gothard Street and Cedar Avenue.
c. Dedicate vehicular access rights on Gothard Street to City of Huntington Beach.
d. A street improvement plan shall be submitted for review and approval.
15. A Landscape Construction Set must be submitted to the Departments of Community
Development and Public Works and must be approved. The Landscape Construction
Set shall include a landscape plan prepared and signed by a State Licensed Landscape
Architect and which includes all proposed/existing plant materials (location, type,
size, quantity), an irrigation plan, a grading plan, an approved site plan, and a copy
of the entitlement conditions of approval. The landscape plans shall be in
conformance with Section 9608 of the Huntington Beach Ordinance Code. The set
must be approved by both departments prior to issuance of building permits. Any
existing mature trees that must be removed shall be replaced at a 2 to 1 ratio with
minimum 36-inch box trees, which shall be incorporated into the project's landscape
plan.
16. The applicant shall pave and restripe the parking lot so that it conforms to provisions
of Article 960 of the Huntington Beach Ordinance Code and the approved site plan
dated May 22, 1990.
17. Prior to the issuance of a Certificate of Occupancy, the following shall be completed:

a. All improvements (including landscaping) to the property shall be completed in
accordance with the approved plans and conditions of approval specified herein.
b. Compliance with all conditions of approval specified herein shall be
accomplished.
INFORMATION ON SPECIFIC CODE REQUIREMENTS:
1. The development shall comply with all applicable provisions of the Ordinance Code,
Building Division, and Fire Department.
2. The applicant shall meet all applicable local, State, and Federal Fire Codes,
Ordinances, and standards.
3. The Zoning Administrator reserves the right to revoke Administrative Review No.
90-8/Conditional Exception (Variance) No. 90-20 if any violation of these conditions
or the Huntington Beach Ordinance Code occurs.
ITEM 2: USE PERMIT NO. 90-12

Request: To permit the exterior facade remodel of an existing shopping
center.
Location: 5902-5960 Warner Avenue (Huntington Square Shopping Center)
Environmental This request is covered by Categorical Exemption,
Status: Section 15301, Class 1, California Environmental Quality Act, 1986
Herb Fauland reported that the request is to permit the exterior facade remodel of an
existing shopping center. The applicant contacted the five (5) adjoining property owners in
an effort to encourage facade improvements to their buildings. None of the adjoining
property owners expressed an interest. Staff stated that all property owners at the center
wishing to remodel the facade of their buildings will be required to go before the Zoning
Administrator and Design Review Board for compatibility and approval. Staff also stated
that a Planned Sign Program will be required to encourage a coordinated signage program
for the center.
Staff recommended approval of the facade improvements subject to findings and suggested
conditions of approval.

USE PERMIT NO. 90-12 WAS APPROVED BY THE ZONING ADMINISTRATOR WITH THE
FOLLOWING FINDINGS AND CONDITIONS OF APPROVAL. ALL ACTIONS TAKEN BY
THE ZONING ADMINISTRATOR CAN BE APPEALED TO THE PLANNING COMMISSION
WITHIN TEN (10 CALENDAR DAYS.
FINDINGS FOR APPROVAL - USE PERMIT NO. 90-12:
1. The establishment, maintenance and operation to permit the exterior facade remodel
of a shopping center will not be detrimental to:
a. The general welfare of persons residing or working in the vicinity;
b. Property and improvements in the vicinity of such use or building.
2. The granting of Use Permit No. 90-12 to permit the exterior facade remodel of a
shopping center will not adversely affect the General Plan of the City of Huntington
Beach.
3. The proposed exterior facade remodel of a shopping center is consistent with the
goals and objectives of the City's General Plan and Land Use Map.
SPECIAL CONDITIONS OF APPROVAL:
1. The site plan, floor plans and elevations received and dated March 26, 1990, shall be
the conceptually approved layout.
2. Two (2) sets of approved plans shall be submitted for inclusion in the subject file.
3. The material pallete, colors and rendering approved by the Design Review Board on
June 7, 1990 shall be the approved colors and materials.
4. Prior to issuance of building permits, the following plans and items shall be
submitted and/or completed by the applicant:
a. Landscape and irrigation plan to the Department of Community Development
and Public Works for review and approval.
b. Rooftop Mechanical Equipment Plan. Said plan shall indicate screening of all
rooftop mechanical equipment (satellite dish) and shall delineate the type of
material proposed to screen said equipment.
5. Installation of required landscaping and irrigation systems shall be completed prior
to final inspection/within twelve (12) months.
6. A planned sign program shall be approved for all signing. Said program shall be
approved prior to the first sign request.
7. Freestanding signs shall identify name of center or major tenant only.
8. All building spoils, such as unusable lumber, wire, pipe and other surplus or unusable
material, shall be disposed of at an off -site facility equipped to handle them.
9. The Public Works Department requirements are as follows:
a. The applicant shall submit a grading plan for replacement and repaving of the
parking areas.

b. All applicable Public Works fees shall be paid.
c. Repair and replace curb, gutter and sidewalk as deemed necessary pursuant to
Public Works standards and specifications.
d. Replace alley drain to the rear of the building pursuant to Public Works
standards and specifications.
e. Repair and replace south driveway on Springdale Street as deemed necessary
pursuant to Public Works standards and specifications.
10. The Fire Department requirements are as follows:
a. Service roads and fire lanes, as determined by the Fire Department, shall be
posted and marked.
b. Fire access lanes shall be maintained. If fire lane violations occur and the
services of the Fire Department are required, the applicant will be liable for
expenses incurred.
c. Address numbers will be installed to comply with Huntington Beach Fire Code
Standards.
d. The applicant shall submit for approval a Fire Protection Plan containing
requirements of Fire Department Specifications No. 426.
11. The subject property shall enter into irrevocable reciprocal driveway and parking
easement(s) between the subject site and adjacent properties. A copy of the legal
instrument shall be approved by the Community Development Department and the
City Attorney as to form and content and, when approved, shall be recorded in the
Office of the County Recorder. A copy shall be filed with the Department of
Community Development.

Environmental This request is covered by Categorical Exemption,
Status: Section 15303, Class 3, California Environmental Quality Act, 1986
Herb Fauland presented the staff report and stated that the request is to permit the
exterior facade remodel of an existing shopping center and the construction of a new 5,000
square foot commercial building. Staff stated that the proposal meets all code
requirements.
Development and facade improvement plans were presented to the Zoning Administrator
for review. Staff stated that the proposed structure will be elevated to comply with
floodplain requirements.
Staff reported that this project was presented to the Design Review Board for
compatibility with surrounding uses. At the meeting the Board discussed color scheme
compatibility, architectural style and conditionally approved the request.
Staff stated that the project will require a mechanical screening plan , landscape plan, a
planned sign program and an outdoor lighting plan. Staff recommended approval of the
request with findings and suggested conditions of approval.

John Leece, applicant, was present and spoke in support of the request.

Ernie Caponera, adjacent property owner, expressed concern regarding the proposed
project as it would increase vehicle and pedestrian traffic and potential impacts from the
lighting of the project. Mr. Caponera stated that his major concern would be the light
spillage into adjacent residential areas from the project's signs. Discussion concerning
these issues ensued between the Zoning Administrator, staff, applicant and Mr. Caponera.
Barbara Conklin, adjacent property owner, spoke in opposition to the request due to the
light spillage issue.
Staff indicated that a lighting plan will be required and that the major identification sign
will be removed and or lowered to meet current sign code.
Discussion ensued regarding required parking for the site. Staff stated that the parking
plan meets all code requirements.
There being no other persons to speak for or against the request, the public hearing was
closed.
USE PERMIT NO. 90-21 WAS APPROVED BY THE ZONING ADMINISTRATOR WITH THE
FOLLOWING FINDINGS AND REVISED CONDITIONS OF APPROVAL. ALL ACTIONS
TAKEN BY THE ZONING ADMINISTRATOR CAN BE APPEALED TO THE PLANNING
COMIVIISSION WITHIN TEN (10) CALENDAR DAYS.

d. Development shall meet al local and State regulations regarding installation
and operation of all underground storage tanks.
e. Address numbers will be installed to comply with Huntington Beach Fire Code

11. The Park, Tree and Landscape Department requirements are as follows:
a. All trees located in the public right-of-way shall be removed pursuant to Park,
Tree and Landscape requirements.

b. The parking lot shall be provided with one (1) 24 inch box tree per ten (10)
parking spaces.
C. The perimeter landscape planter shall be provided with one (1) 36 inch box tree
per 45 feet of frontage.
d. Root barriers shall be required.
e. Bermed sod or shrub screening shall be provided around perimeter landscaping.

Huntington Beach Ordinance Code.

Avenue).
Environmental This request is covered by Draft Negative
Status: Declaration No. 90-5.
Michael Connor, Staff Planner, reported that the request is to permit a wholesale nursery
and construct a 12,960 square foot greenhouse with landscape screening on the perimeter
of the property. Staff stated that the Department of Public Works will be requiring a full
forty (401) foot street section be included as a condition of approval. Further conditions of
approval for the project include no sales to the public, landscaping to be installed as
recommended by the Design Review Board, a one year review of the application to assure
compatability and compliance with all conditions of approval, and unless extended, the use
permit shall expire five (5) years from the date of approval.
Staff recommended approval of the request with findings and conditions of approval to
include five (5) year approval with an annual review by the Zoning Administrator.
THE PUBLIC HEARING WAS OPENED
Jack Matsuda, applicant, was present and spoke in support of the request. Mr. Matsuda
agreed to the conditions discussed. The Zoning Administrator suggested that the applicant
work with the Department of Public Works regarding dedication and improvement
conditions.

ENVIRONMENTAL ASSESSMENT NO. 90-5/USE PERMIT NO. 90-6 WAS APPROVED BY
THE ZONING ADMINISTRATOR WITH THE FOLLOWING FINDINGS AND CONDITIONS
OF APPROVAL. ALL ACTIONS TAKEN BY THE ZONING ADMINISTRATOR CAN BE
APPEALED TO THE PLANNING COMMISSION WITHIN TEN (10) CALENDAR DAYS.
FINDINGS FOR APPROVAL:
1. The establishment, maintenance and operation of the use will not be detrimental to:
a. The general welfare of persons residing or working in the vicinity;

2. The granting of Use Permit No. 90-6 will not adversely affect the General Plan of

proposed structures to streets, driveways, and other adjacent structures and uses in a
harmonious manner.
5. The combination and relationship of one proposed use to another on site are properly
integrated.
6. The access to and parking for the proposed use does not create an undue traffic
problem.
SPECIAL CONDITIONS OF APPROVAL:
1. A revised site plan shall be submitted depicting the modifications described herein:
a. A 26 foot drive aisle for parking.
b. All standard parking stalls shall be 9 feet x 19 feet.
c. Revised Landscaping to conform with the recommendations of the Design
Review Board.
2. Installation of required landscaping and irrigation systems shall be completed prior
to final inspection/within twelve (12) months.
3. "Any oil wells (active, idle, abandoned, etc) on property to be dedicated to the City
shall be abandoned pursuant to Fire Department standards by the property owner, at
the cost of the property owner, prior to City Acceptance of such property."
4. "Should a Traffic Impact Fee be adopted by the City Council, the applicant/owner
shall be responsible for paying such fee prior to issuance of a Certificate of
Occupancy and/or final building permit approval."
5. Two (2) on -site fire hydrants shall be provided in number and at locations specified
by the Fire Department.
6. An automatic fire sprinkler system shall be approved and installed pursuant to Fire
Department regulations.
7. Service roads and fire lanes, as determined by the Fire Department, shall be posted
and marked.
8. Fire extinguishers will be installed and located in areas to comply with Huntington
Beach Fire Code Standards.
9. All building spoils, such as unusable lumber, wire, pipe, and other surplus or unusable
material, shall be disposed of at an off -site facility equipped to handle them.

10. Low -volume heads shall be used on all spigots and water faucets.
11. If lighting is included in the parking lot, high-pressure sodium vapor lamps shall be
used for energy savings. All outside lighting shall be directed to prevent "spillage"
onto adjacent properties.
12. All applicable Public Works fees shall be paid prior to issuance of building permits.
13. This permit shall expire five (5) years from the effective date unless an appeal is
filed and granted.
14. Security gates will be designed to comply with Huntington Beach Fire Department
Standard No. 403.
15. Fire lanes will be designed and posted to comply with Huntington Beach Fire
department Standard No. 415.
16. Address numbers will be installed to comply with Huntington Beach Fire Code
Standards. The number for the building will be sized a minimum of ten (10) inches
with a brush stroke of one and one half inches.
17. Fire access lanes shall be 24 feet or 27 feet with turnarounds and 17 foot by 45 foot
radius turns per Fire department Standard No. 401.
18. Proof of compliance with Fire Department standards 422 (oil well abandonment
permit process) and 429 (methane overlay district) shall be submitted to the Fire
Department.
19. A 40 foot wide half street or approved alternative on Edwards Street shall be
dedicated and improved to the Department of Public Works requirements.
20. All improvements required by the Department of Public Works shall be installed
and/or constructed to city standards prior to final inspection of the greenhouse or to
Public Works satisfaction.
21. A Grading Plan shall be approved by the department of Public works prior to
issuance of Building Permits.
22. Drainage flow direction shall be approved by the Department of Public Works.
23. All building spoils, such as unusable lumber, wire, pipe, and other surplus or unusable
material, shall be disposed of at an offsite facility equipped to handle them.
24. Should any abandoned oil wells or tanks be encountered, the Fire Department shall
be notified and current standards met as required by Article 15 of the Huntington
Beach Ordinance Code. Any abandonment of existing wells must be to current
standards as well.
25. A certified archaeologist shall monitor grading and/or any construction activities
which involve movement or disruption of subsurface materials.
26. The archaeologist shall be empowered to control the increment of excavation depths;
i.e. require that the earth be removed in consistent levels; ca. 10-15 centimeters.

27. The archaeologist shall have on -site sufficient staff and equipment to screen earth
as it is removed for the purpose of inspecting the soils for cultural materials. In this
way, the -archaeologist can insure that only fill materials are being impacted and
that intact prehistoric midden deposits are not destroyed.
28. If intact deposits are encountered, the archaeologist shall be empowered to halt
mechancial excavations and continue trenches or excavations by hand, if necessary,
in order to recover all cultural materials which exist whithin the disturbed areas.
29. If Native American burials are located through these methods, all excavations shall
cease, the coroner must be called immediately and the Native American Heritage
Commission contacted in Sacramento. A local Native American representative will
be named by the State Commission to negotiate with the landowner regarding the
final desposition of the uncovered remains and continuation or cessation of the
project.
30. Should any cultural materials be encountered during the initial site survey or during
grading and excavation activities, all activity shall cease and the archaeologist shall
determine the appropriate course of action.
31. Should any human bone be encountered during any construction activities on the site,
the archaeologist shall contact the coroner pursuant to Section 5097.98 and 5097.99
of the Public Resources Code relative to Native American Remains. Should the
coroner determine the human remains to be Native American, the Native American
Heritage Commission shall be contacted pursuant to State Law SB 297.
32. During cleaning, grading, earth moving or excavation, the applicant shall:
Control fugitive dust by regular watering, paving construction roads, or other
dust preventive measures.
- Maintain equipment engines in proper tune.
33. During construction, the applicant shall:
- Use water trucks or sprinkler systems to keep all areas where vehicles move
damp enough to prevent dust raised when leaving the site.
- Wet down areas in the late morning and after work is completed for the day.
- Use low sulfur fuel (.05% by weight) for construction equipment.
- Phase and schedule construction activities to avoid high ozone days (first stage
smog alerts).
- Discontinue construction during second stage smog alerts.
34. Construction shall be limited to Monday - Saturday 7:00 AM to 8:00 PM.
Construction shall be prohibited Sundays and Federal holidays.
35. The Public Works Department shall provide alternate routes for traffic during the
construction phase, if necessary. Adequate signage shall be provided to warn motor
vehicles, bicyclists and pedestrians of construction.

36. All oil facilities within the boundaries of the development which are to be removed
and abandoned, reabandoned or to remain shall meet all existing requirements of the
City of Huntington Beach and the State Division of Oil and Gas. Further protective
measures may be required, depending upon the conditions and quality of the
abandonments and reabandonments. Additionally, any mobile homes which are
placed over abandoned oil wells must be equipped with a household "methane
detector."
37. Chemical spraying of plant materials outdoors is prohibited.
38. No retail activity or sales to the public shall take place on the property.
39. All trees shall be watered by a drip irrigation system.
40. The Zoning Administrator reserves the right to revoke Use Permit No. 90-6 if any
violation of these conditions or the Huntington Beach Ordinance Code occurs.
41. The developer shall be responsible for the payment of any additional fees adopted in
the upcoming Water Division Financial Master Plan.
42. No storage on -site of any bulk quantity of mulches, fertilizers, or soil treatments
shall be permitted without prior review or approval by the department of Community
Development.
43. All conditions of approval shall be printed verbatim on working drawings submitted
to the Building Division.
44. Access to the proposed development shall be taken from the existing service road.
No additional access roads shall be created or used.
45. Use Permit No. 90-6 shall be subject to review by the Zoning Administrator one year
from the date it becomes effective.
46. Screen netting on the perimiter shall be maintained in good condition.
INFORMATION ON SPECIFIC CODE REQUIREMENTS:
1. The development shall comply with all applicable provisions of the Ordinance Code,
Building Division, and Fire Department.
2. The applicant shall meet all applicable local, State, and Federal Fire Codes,
Ordinances, and standards.
3. The applicant shall obtain the necessary permits from the South Coast Air Quality
Management District.
4. A review of the use shall be conducted within six (6) months of the date of this
approval to verify compliance with all conditions of approval and applicable Articles
of the Huntington Beach Ordinance Code. If, at that time, there is a violation of
these conditions or code sections, 910 may become null and void.
5. The Zoning Administrator reserves the right to revoke this use permit if any
violation of these conditions of the Huntington Beach Ordinance Code occurs.
