With the conditions imposed, the property meets the 600 square foot open space requirement as the tract conforms with the intent of zero lot line development. 2. Because of special circumstances applicable to the subject property, the strict application of the Zoning Ordinance is found to deprive the subject property of privileges enjoyed by other properties in the vicinity and under identical zone classifications. With the conditions imposed, the usable open space area will include a three foot (3') easement on the adjacent property. 3. The granting of Conditional Exception No. 91-10 for the 674 square foot room addition is necessary in order to preserve the enjoyment of one or more substantial property rights as it will allow for a two bedroom, one bath room addition on the second floor. 1 ZA Minutes 4/22/92 -6- (3141d) 1 4.
