ITEM 1: TENTATIVE PARCEL MAP NO.94-181 Applicant/ Junji Mizuno Property Owner: c/o Summit Motors Management 17331 Beach Boulevard Huntington Beach, CA 92648 Request: To permit the consolidation of three (3) existing parcels of land into one (1) parcel for commercial purposes pursuant to Section 9930 of the Huntington Beach Ordinance Code. Location: 17331 Beach Boulevard Jane Madera, staff planner, stated that this was a request to comply with a condition of approval of a recent conditional use permit to consolidate three existing parcels of land into one parcel. Staff explained that one 20 foot by 20 foot parcel of land in the center of an existing parking lot would be designated as a remainder because there are many property owners involved in ownership of the land. The surrounding property owner will continue to pursue acquisition of the small remainder parcel. Staff recommended approval with findings and conditions. No one was present to speak for or against this item. TENTATIVE PARCEL MAP NO, 94-181 WAS APPROVED BY THE ZONING ADMINISTRATOR WITH THE FOLLOWING FINDINGS AND CONDITIONS OF APPROVAL. HE STATED THAT THE ACTION TAKEN BY THE ZONING ADMINISTRATOR CAN BE APPEALED TO THE PLANNING COMMISSION WITHIN TEN (10) CALENDAR DAYS. CONDITIONS OF APPROVAL - TENTATIVE PARCEL MAP NO. 94-181: A. TO BE COMPLETED PRIOR TO USE OR OCCUPANCY OF SAID PARCELS(S) FOR ANY PURPOSE 1. Tentative Parcel Map No. 94-181 received by the Department of Community Development on June 24, 1994 shall be the approved layout. 2. A parcel map shall be filed with and approved by the Department of Public Works and recorded with the Orange County Recorder. A copy of the recorded parcel map shall be filed with the Department of Community Development prior to Certificate of Occupancy. 3. All vehicular access rights along Beach Boulevard shall be released and relinquished to the City of Huntington Beach except at locations approved by the Zoning Administrator. 4. A ten foot wide waterline easement shall be dedicated to the City of Huntington Beach. The water system and appurtenances shall be dedicated to the City of Huntington Beach. 6. Prior to final recordation of the parcel map, the subject property shall enter into irrevocable reciprocal_ driveway and parking easements between the two (2) subject parcels. A copy of the legal instrument shall be approved by the City Attorney as to form and content, and when approved, shall be recorded in the office of the County Recorder. A copy shall be filed with the Department of Community Development prior to occupancy. 7. Prior to recordation of this parcel map, the surveyor/engineer preparing the map shall tie the boundary of the map into the Horizontal Control System established by the County Surveyor in a manner described in Sections 7-9-330 and 7-9-337 of the Orange County Subdivision Code and Orange County Subdivision Manual, Subarticle 18. 8. Prior to recordation of this parcel map, the surveyor/engineer preparing the map shall submit to the County Surveyor a digital -graphics file of said map in a manner described in Sections 7-9-330 and 7-9-337 of the Orange County Subdivision Code and Orange County Subdivision Manual, Subarticle 18. ZA Minutes 11/23/94 2 ITEM 2: SPECIAL SIGN PERMIT NO. 94-4 Applicant: Award Sign Company 19465 Brookhurst Street Huntington Beach, CA 92648 Request: To allow Baskin Robbins existing sign faces to remain on an existing 20 foot high, 56 square foot freestanding pole sign, and in two (2), 45 square foot cabinet wall signs pursuant to Section 9610.7 of the Huntington Beach Ordinance Code. The new sign faces incorporate Baskin Robbins most recent corporate logo/design change. Location: 19465 Brookhurst Street (west side, north of Yorktown Avenue) Jane Madera, staff planner, stated that this was a request to permit existing faces to remain on an existing 20 foot high, pole sign, for Baskins Robbins. Staff recommended continuance of this item to the December 7, 1994 Zoning Administrator meeting as per the applicant's request because he was ill. SPECIAL SIGN PERMIT NO. 94-4 WAS CONTINUED TO THE DECEMBER 7, 1994 ZONING ADMINISTRATOR MEETING. THE MEETING WAS ADJOURNED AT 1:45 P.M.
