ITEM 1: TEMPORARY USE PERMIT NO.97-14 (PARISH FESTIVAL) (CONTINUED
FROM THE AUGUST 20,1997 MEETING)
APPLICANT: Rev. Jerome T. Karcher, 8345 Talbert Avenue, Huntington Beach,
CA 92646
PROPERTY OWNER: Diocese of Orange, PO Box 14195, Orange, CA 92613-1595
REQUEST: To allow an annual parish festival on September 27, 1997 from
9:00 AM -9:00 PM with beer and wine. Live entertainment will be
provided from 11:00 AM - 8:30 PM.
LOCATION: 8345 Talbert Avenue (east of Beach Boulevard)

Joe Thompson, Staff Planner, displayed a site plan and stated the request was continued from the
August 20, 1997, Zoning Administrator meeting. Staff stated the request is to allow an annual
parish festival on September 27, 1997 from 9:00 AM -9:00 PM. The request also includes live
entertainment from 11:00 AM - 8:30 PM and beer and wine. The request is proposed to be
located in the parish parking lot at 8345 Talbert Avenue. Staff stated this would be the twentieth
year the festival has been held at this site with no complaints or problems. Staff stated that there
will be adequate parking and recommends approval of the request with findings and conditions
of approval as outlined in the staff report.
THE PUBLIC HEARING WAS OPENED,
THERE WERE NO PERSONS PRESENT TO SPEAK FOR OR AGAINST THE
REQUEST AND THE PUBLIC HEARING WAS CLOSED.
TEMPORARY USE PERMIT NO.97-14 WAS APPROVED BY THE ZONING
ADMINISTRATOR WITH THE FOLLOWING FINDINGS AND CONDITIONS OF
APPROVAL. HE STATED THAT THE ACTION TAKEN BY THE ZONING
ADMINISTRATOR CAN BE APPEALED TO THE PLANNING COMMISSION
WITHIN TEN (10) CALENDAR DAYS.
FINDINGS FOR APPROVAL - TEMPORARY USE PERMIT NO.97-14:
1. Temporary Use Permit No. 97-14 for the establishment, maintenance and operation of the
one day Parish Festival will not be detrimental to the general welfare of persons working or
residing in the vicinity or detrimental to the value of the property and improvements in the
neighborhood. The event will not block entrances or accessibility and ample parking will be
provided. There are limited residential uses adjacent to the site and the majority of the rides
and events will be located away from the residential units thus minimizing impacts to this
area.
2. The Temporary Use Permit will be compatible with surrounding uses because the event will
only be one day long and all equipment used in facilitating the event will be removed from
the site immediately after the event, therefore minimizing the impacts to the surrounding
area.
3. The proposed use will comply with the provisions of the base district and other applicable
provisions in Titles 20-25 of the Huntington Beach Zoning and Subdivision Ordinance and
any specific condition required for the proposed use in the district in which it would be
located.
4. The granting of the temporary use permit will not adversely affect the General Plan. It is
consistent with the Land Use Element designation of Park (OS-P) on the subject property. In
addition, it is consistent with the following goals and policies of the General Plan:
a. Encourage commercial recreational facilities to provide recreational services and facilities
that may or may not otherwise be provided by the City (RCS 8.1.3).
b. Enrich the quality of life for all citizens of Huntington Beach by providing constructive
and creative leisure opportunities (RCS 1).
CONDITIONS OF APPROVAL - TEMPORARY USE PERMIT NO.97-14:
1. The site plan, floor plans, and elevations received and dated July 11, 1997 shall be the
conceptually approved layout.

2. The hours of operation and entertainment shall comply with the following:
a. Hours of operation - 9:00 a.m. to 9:00 p.m.
b. Hours of live entertainment - 11:00 a.m. to 8:30 p.m.
3. The use shall comply with the following:
a. The applicant shall obtain all necessary Fire Department permits and comply with all
provisions of Article 32 of the Uniform Fire Code. (FD)
b. Fire extinguishers shall be provided in number and locations specified by the Fire
Department. (FD)
c. The 24 feet Emergency and Fire access lanes shall be maintained during the event. If fire
lane violations occur and the services of the Fire Department are required, the applicant
shall be liable for expenses incurred. (FD)
d. A Fire Department permit is required for any tent over 200 square feet, and any canopy
over 400 square feet. (FD)
e. Should any electrical devices be involved, any necessary permits shall be obtained from
the Building Division prior to the event.
f. This action will include necessary permits for temporary signs.
g. One identifiable staff or personnel member shall be on -site throughout the entire event to
direct traffic into and out of the site and to direct overflow traffic to the available lot at
the adjacent cemetery.
h. The Huntington Beach Police Department shall be notified 24 hours prior to the event.
i. The applicant shall provide two (2) clearly identifiable security guards. They can be your
personnel.
j. All Alcoholic Beverage Control requirements shall be met.
k. Beer and wine consumption shall be limited to a specified area which shall be roped off
and controlled by church personnel.

1. If any permits are required by the State Industrial Safety Division for the operation of any
equipment used in conjunction with the amusement rides, the City shall be in receipt of
State Certification and permits showing inspection within an one (1) year period, stating
that the rides meet all requirements.
in. The applicant shall provide for clean-up of the areas after closing of the event. Clean-up
of the site after 9:00 PM shall not include the use of any machinery or equipment that
may disturb the residents in the area. All trash, debris and garbage, as well as special
dumpsters, shall be removed from the site within two (2) days of closing of the event.
n. The event shall comply with Chapter 8.40, Noise Control, of the Huntington Beach
Municipal Code.
4. The Community Development Director ensures that all conditions of approval herein are
complied with. The Community Development Director shall be notified in writing if any
changes to the site plan, elevations and floor plans are proposed as a result of the plan check
process. Building permits shall not be issued until the Community Development Director has
reviewed and approved the proposed changes for conformance with the intent of the Zoning
Administrator's action and the conditions herein. If the proposed changes are of a substantial
nature, an amendment to the original entitlement reviewed by the Zoning Administrator may
be required pursuant to the HBZSO.
INFORMATION ON SPECIFIC CODE REQUIREMENTS:
1. Temporary Use Permit No. 97-14 shall not become effective until the ten day appeal period
has elapsed.
2. The Zoning Administrator reserves the right to revoke Temporary Use Permit No. 97-14,
pursuant to a public hearing for revocation, if any violation of these conditions or the
Huntington Beach Zoning and Subdivision Ordinance or Municipal Code occurs.
3. The development shall comply with all applicable provisions of the Municipal Code,
Building Division, and Fire Department as well as applicable local, State and Federal Fire
Codes, Ordinances, and standards, except as noted herein.
4. The applicant shall submit a check in the amount of $38.00 for the posting of the Notice
of Exemption at the County of Orange Clerk's Office. The check shall be made out to
the County of Orange and submitted to the Department of Community Development
within two (2) days of the Zoning Administrator's action.

ITEM 2: CONDITIONAL USE PERMIT NO.97-50/COASTAL DEVELOPMENT
PERMIT NO. 97-16 (MANIACI RESIDENCE)
APPLICANT/
PROPERTY OWNER: Bob Maniaci, 17906 Crusader Avenue, Cerritos, CA 90603
REQUEST: To permit a 3,500 square foot second story and 1,192 square foot
third story addition to an existing single story residence, to a
maximum height of 35 feet.
LOCATION: 16642 Somerset (east of Peale Lane and north of Gilbert Drive -
Gilbert Island)
PROJECT PLANNER: Kim Klopfenstein
Kim Klopfenstein, Staff Planner, displayed site plan, floor plan and elevations stating the request
is to permit a 3,500 square foot second story and 1,192 square foot third story addition to an
existing single story residence at 16642 Somerset. The request also includes a maximum
building height of 35 feet. The request has been reviewed and approved by the Huntington
Harbour Architectural Committee. Staff stated that the request meets all applicable development
standards.
Staff recommends approval of the request with the findings and conditions of approval as
outlined staff s report.
THE PUBLIC HEARING WAS OPENED.
Rodney Skjonsby, 16642 Wellington Drive, spoke in opposition to the request stating that the
CC&R's for the Association do not allow three (3) story buildings.
John Kaikainahaole, 16662 Wellington Drive, spoke in opposition to the request stating the
addition will block his view to the harbor and set a precedent for excessive height in the area.
Robert Maniaci, 16642 Somerset Drive, applicant, stated that he is adjacent to two (2) new
homes that are the same height as he is requesting. He also stated that the roof will be sloped to
avoid blocking neighbors' water views.
Jim Andrews, 17041 Bolero Lane, Huntington Harbour Architectural Committee, stated that the
Committee had reviewed and approved the proposed plans.
Ruth Otis, 3352 Gilbert Drive, spoke in opposition to the request because of the height.
THERE WERE NO OTHER PERSONS PRESENT TO SPEAK FOR OR AGAINST THE
REQUEST AND THE PUBLIC HEARING WAS CLOSED.
Herb Fauland, Zoning Administrator, stated that City staff does not enforce CC&R's for the
Harbour area or any other area in the city. He also stated that the request has been reviewed by
the Huntington Harbour Architectural Committee and does not feel this will set a precedent for
the area. He noted that a number of new three story homes have been built throughout the
harbour area.

CONDITIONAL USE PERMIT NO.97-50 AND COASTAL DEVELOPMENT PERMIT
NO.97-16 WERE APPROVED BY THE ZONING ADMINISTRATOR WITH THE
FOLLOWING FINDINGS AND MODIFIED CONDITIONS OF APPROVAL. HE
STATED THAT THE ACTION TAKEN BY THE ZONING ADMINISTRATOR CAN BE
APPEALED TO THE PLANNING COMMISSION WITHIN TEN (10) CALENDAR
DAYS.
FINDINGS FOR APPROVAL - COASTAL DEVELOPMENT PERMIT NO.97-16:
1. Coastal Development Permit No. 97-16 to permit a new three-story single family residence
conforms with the plans, policies, requirements and standards of the Coastal Element of the
General Plan. The proposed single family residence will not impact public views or access
to coastal resources as none exist at the site.
2.. Coastal Development Permit No. 97-16 is consistent with the CZ suffix zoning requirements,
the Rl Zoning District, as well as other provisions of the Huntington Beach Local Coastal
Program applicable to the property. The proposed development will conform with all
applicable City codes.
3. At the time of occupancy, the new three-story single family residence will be provided with
infrastructure in a manner that is consistent with the Coastal Element of the General Plan.
All infrastructure currently exist to the site.
4. The proposed new single family residence conforms with the public access and public
recreation policies of Chapter 3 of the California Coastal Act.
FINDINGS FOR APPROVAL - CONDITIONAL USE PERMIT NO.97-50:
1. Conditional Use Permit No. 97-50 for the establishment, maintenance and operation of the
new three story single family residence will not be detrimental to the general welfare of
persons working or residing in the vicinity or detrimental to the value of the property and
improvements in the neighborhood since the residential development is designed to integrate
with the existing neighborhood and the site is physically suitable for the type of development.
2. The three story single family residence will be compatible with surrounding uses because the
existing homes in the neighborhood are also multi -story. Furthermore, adequate parking and
landscaping will be provided on the site.
3. The proposed single family residence will comply with the provisions of the base district and
other applicable provisions in the Huntington Beach Local Coastal Program and any specific
condition required for the proposed use in the district in which it would be located. The
structure meets the minimum setbacks, provides sufficient on site parking and meets all other
aspects of the Code.

4. The granting of the conditional use permit will not adversely affect the General Plan. It is
consistent with the Land Use Element designation of Low Density Residential (Rl) on the
subject property. In addition, it is consistent with the following goals and policies of the
General Plan:
a. Achieve development that maintains or improves the City's viability and reflects
economic demands while maintaining the quality of life for current and future residents
of Huntington Beach (LU 1).
b. Accommodate the development of single and multi -family residential units in an area
designated by the Land Use Map as stipulated the Land Use and density Schedule
(LU 9.11).
CONDITIONS OF APPROVAL - COASTAL DEVELOPMENT PERMIT NO.97-16/
CONDITIONAL USE PERMIT NO.97-50:
1. The site plan, floor plans, and elevations received and dated August 8, 1997, shall be the
conceptually approved layout with the following modifications:
a. The bay windows located on the side elevations of the home shall project no more than
30" into any required setback area. The bay windows may not be used as floor area or
habitable area.
b. The cantilevered spa (east elevation) and the cantilevered bathtub (west elevation) located
on the second floor shall be re -designed so that they are built in line with the building
footprint, or they shall be converted to bay windows (i.e. bay windows may project out
and over the building provided that they return back to the building at any given angle).
Note: a bay window involving a wall extending vertically (zero degrees) down to the
building pad or upper story plate line shall be considered floor area and shall not be
permitted to encroach into the required setback area.
c. The third story floor plan shall include two staircases, one staircase shall be located in the
main living area and the second staircase shall be located in the tower.
d. The lot coverage for the site shall not exceed a maximum of 55%.
e. Depict all utility apparatus, such as but not limited to back flow devices and Edison
transformers on the site plan. Utility meters shall be screened from view from public
rights -of -way. Electric transformers in a required front or street side yard shall be
enclosed in subsurface vaults. Backflow prevention devices shall be prohibited in the
front yard setback and shall be screened from view. (Code Requirement)

f. Two exits are required from the second floor, when the second floor area exceeds 3,000
square feet. The two required exits from the second floor shall be separated a minimum
of one half of the length of the maximum overall diagonal dimension of the building.

2. Prior to submittal for building permits, the following shall be completed:
a. Zoning entitlement conditions of approval shall be printed verbatim on the cover page of
all the working drawing sets used for issuance of building permits (architectural,
structural, electrical, mechanical and plumbing).
b. All Fire Department requirements shall be noted on the building plans. (FD)'.
c. Floor plans shall depict natural gas and 220V electrical shall be stubbed in at the location
of clothes dryers; natural gas shall be stubbed in at the locations of cooking facilities,
water heaters and central heating units.
3. Prior to issuance of grading permits, the following shall be completed:
a. Blockwall/fencing plans shall be submitted to and approved by the Department of
Community Development. Double walls shall be prohibited. Prior to the construction of
any new walls, a plan must be submitted identifying the removal of any existing walls
next to the new walls, and shall include approval by property owners of adjacent
properties. The plans shall include section drawings, a site plan and elevations. The
plans shall identify materials, seep holes and drainage.
4. Prior to issuance of building permits, the following shall be completed:
a. Submit copy of the revised site plan, floor plans and elevations pursuant to Condition No.
1 for review and approval and inclusion in the entitlement file to the Department of
Community Development.
b. A Landscape Construction Set must be submitted to the Department of Public Works and
approved by the Departments of Public Works and Community Development. The
Landscape Construction Set shall include a landscape plan prepared and signed by a State
Licensed Landscape Architect which identifies the location, type, size and quantity of all
existing plant materials to remain, existing plant materials to be removed and proposed
plant materials; an irrigation plan; a grading plan; an approved site plan and a copy of the
entitlement conditions of approval. (PW) (Code Requirement)
c. One (1) 36" box tree or the palm equivalent is required by Code to be within the front
yard. Show palm or tree location on the plans and specify the type. All trees within the
six foot (6') of paving shall have a 24' deep .080" PVC root barrier installed per
manufacturing recommendations. (PW)

d. The applicant shall obtain the necessary permits from the South Coast Air Quality
Management District and submit a copy to Department of Community Development.
5. During construction, the applicant shall:
a. Use water trucks or sprinkler systems in all areas where vehicles travel to keep damp
enough to prevent dust raised when leaving the site:
b. Wet down areas in the late morning and after work is completed for the day;
c. Use low sulfur fuel (.05%) by weight for construction equipment;
d. Attempt to phase and schedule construction activities to avoid high ozone days (first
stage smog alerts);
e. Discontinue construction during second stage smog alerts.
6. Prior to final building permit inspection and approval, the following shall be completed:
a. All improvements to the property shall be completed in accordance with the approved
plans and conditions of approval specified herein, including:
1) Prior to release of building permits please note on plans: Automatic fire sprinkler
system will installed throughout to comply with Huntington Beach Fire Department
and Uniform Building Code Standards. Shop drawings will be submitted to and
approved by the Fire Department. (FD)
b. Compliance with all conditions of approval specified herein shall be accomplished and
verified by the Community Development Department.
c. All building spoils, such as unusable lumber, wire, pipe, and other surplus or unusable
material, shall be disposed of at an off -site facility equipped to handle them.
7. The Community Development Director ensures that all conditions of approval herein are
complied with. The Community Development Director shall be notified in writing if any
changes to the site plan, elevations and floor plans are proposed as a result of the plan check
process. Building permits shall not be issued until the Community Development Director has
reviewed and approved the proposed changes for conformance with the intent of the Zoning
Administrator's action and the conditions herein. If the proposed changes are of a substantial
nature, an amendment to the original entitlement reviewed by the Zoning Administrator may
be required pursuant to the HBZSO.

extension of time as may be granted by the Director pursuant to a written request submitted
to the Department of Community Development a minimum 30 days prior to the expiration
date.
3. The Zoning Administrator reserves the right to revoke Conditional Use Permit No. 97-50
and Coastal Development Permit 97-16, pursuant to a public hearing for revocation, if any
violation of these conditions or the Huntington Beach Zoning and Subdivision Ordinance
or Municipal Code occurs.
4. All applicable Public Works fees shall be paid. (PW)
5. An encroachment permit shall be required for all work within the right-of-way. (PW)
6. State -mandated school impact fees shall be paid prior to issuance of building permits.
7. The development shall comply with all applicable provisions of the Municipal Code,
Building Division, and Fire Department as well as applicable local, State and Federal Fire
Codes, Ordinances, and standards, except as noted herein.
8. Construction shall be limited to Monday - Saturday 7:00 AM to 8:00 PM. Construction
shall be prohibited Sundays and Federal holidays.
9. The applicant shall submit a check in the amount of $38.00 for the posting of the Notice
of Exemption at the County of Orange Clerk's Office. The check shall be made out to
the Count' of Orange and submitted to the Department of Community Development
within two (2) days of the Zoning Administrator's action.

ITEM 3: WAIVER OF PARCEL MAP NO.96-148 (BMWK AUTO)

REQUEST: To approve a waiver of Parcel Map No. 96-148
LOCATION: 7412 Talbert Avenue (south side, east of Gothard Street)
PROJECT PLANNER: Wayne Carvalho
Wayne Carvalho, Staff Planner, displayed a tentative map and photographs stating this request is
to approve a waiver of Parcel Map No. 96-148 at 7412 Talbert Avenue. Staff stated that the
parcel map was approved in September of 1996 and since that time all dedications and
improvements have been completed, therefore, the waiver can be accepted.
Staff recommended approval of the request with modified conditions to reflect a deadline time
frame of 30 days for recordation and 45 days to submit a recorded plat map to the City.

Richard Harlow, 211-B Main Street, representing applicant, stated that he is in concurrence with
staff s report and recommendation but requested that the applicant have extended time frames for
recordation and submittal deadlines. Mr. Fauland asked the applicant what timeframe is
acceptable to comply with the intent of staff s condition. Mr. Harlow requested a couple of
weeks:

WAIVER OF PARCEL MAP NO.96-148 WAS APPROVED BY THE ZONING
ADMINISTRATOR WITH THE FOLLOWING FINDINGS AND MODIFIED
CONDITIONS OF APPROVAL. HE STATED THAT THE ACTION TAKEN BY THE
ZONING ADMINISTRATOR CAN BE APPEALED TO THE PLANNING
COMMISSION WITHIN TEN (10) CALENDAR DAYS.
FINDINGS FOR APPROVAL - WAIVER OF PARCEL MAP NO.96-148:
1. The proposed consolidation of four lots into one for industrial purposes complies with the
requirements as to area, improvements and design, flood and water drainage control,
appropriate and approved public roads, sewer and water facilities, environmental protection,
and other requirements of Subdivision Map Act and Chapter 251 of the Huntington Beach
Zoning and Subdivision Ordinance.

CONDITIONS OF APPROVAL - WAIVER OF PARCEL MAP NO.96-148:
1. A plat map shall be filed with and approved by the Department of Public Works and
recorded with the Orange County Recorder within 45 days from the date of this
approval. A copy of the recorded plat map shall be filed with the Department of
Community Development within 60 days of the date of this approval.
2. The applicant shall record a Certificate of Compliance with the Orange County Recorder
within 45 days from the date of this approval.. A copy of the recorded certificate shall
be filed with the Department of Community Development within 60 days of the date of
this approval.

Peter Vanek, Staff Planner, displayed a site plan and photographs, stated the request is to permit
a roof and building facade mounted wireless communication facility on an existing office
building at 18141 Beach Boulevard. The facility will consist of three (3) arrays of antennas, two
(2) of which will be concealed by the roof parapet. The request has been reviewed and approved
by the Design Review Board.
Staff is recommending approval of the request with the findings and conditions of approval as
outlined in staff s report.

ADMINISTRATOR WITH THE FOLLOWING FINDINGS AND CONDITIONS OF
APPROVAL. HE STATED THAT THE ACTION TAKEN BY THE ZONING
ADMINISTRATOR CAN BE APPEALED TO THE PLANNING COMMISSION
WITHIN TEN (10) CALENDAR DAYS.
FINDINGS FOR APPROVAL - CONDITIONAL USE PERMIT NO.97-32:
1. Conditional Use Permit No. 97-32 for the establishment, maintenance and operation of a
wireless communication facility consisting of three, four panel antenna arrays mounted to the
building facade and concealed behind a built-up parapet will not be detrimental to the general
welfare of persons working or residing in the vicinity or detrimental to the value of the
property and improvements in the neighborhood. The antennas will be integrated into the
design and architecture of the building, minimizing visual impacts from adjacent properties.
The wireless communication facility will not generate noise, traffic or other impacts which

The proposed antennas will be integrated into the design of the building and will not be
visible from the neighboring residential development.
3. The proposed wireless communication facility will comply with the provisions of the base
district and other applicable provisions in Titles 20-25 of the Huntington Beach Zoning and
Subdivision Ordinance and any specific condition required for the proposed use in the district
in which it would be located. In addition, the operation of the wireless communication
facility will provide enhanced, reliable mobile communication to the area.
4. The granting of the conditional use permit will not adversely affect the General Plan. It is
consistent with the Land Use Element designation of Commercial General on the subject
property.
CONDITIONS OF APPROVAL - CONDITIONAL USE PERMIT NO.97-32:
1. The site plan and elevations received and dated July 22, 1997 shall be the conceptually
approved layout.
2. Prior to submittal for building permits, zoning entitlement conditions of approval shall be
printed verbatim on the cover page of all the working drawing sets used for issuance of
building permits (architectural, structural, electrical, mechanical and plumbing).
3. Prior to issuance of building permits, structural plans and details shall be submitted to the
Building Division for plan check and approval.

4. The Community Development Director ensures that all conditions of approval herein are
complied with. The Community Development Director shall be notified in writing if any
changes to the site plan, elevations and floor plans are proposed as a result of the plan check
process. Building permits shall not be issued until the Community Development Director has
reviewed and approved the proposed changes for conformance with the intent of the Zoning
Administrator's action and the conditions herein. If the proposed changes are of a substantial
nature, an amendment to the original entitlement reviewed by the Zoning Administrator may
be required pursuant to the HBZSO.
INFORMATION ON SPECIFIC CODE REQUIREMENTS:
1. Conditional Use Permit No. 97-32 shall not become effective until the ten day appeal period
has elapsed.
2. Conditional Use Permit No. 97-32 shall become null and void unless exercised within one
year of the date of final approval or such extension of time as may be granted by the
Director pursuant to a written request submitted to the Department of Community
Development a minimum 30 days prior to the expiration date.
3. The Zoning Administrator reserves the right to revoke Conditional Use Permit No. 97-32,
pursuant to a public hearing for revocation, if any violation of these conditions or the
Huntington Beach Zoning and Subdivision Ordinance or Municipal Code occurs.
4. The development shall comply with all applicable provisions of the Municipal Code,
Building Division, and Fire Department as well as applicable local, State and Federal Fire
Codes, Ordinances, and standards, except as noted herein.
5. Construction shall be limited to Monday - Saturday 7:00 AM to 8:00 PM. Construction
shall be prohibited Sundays and Federal holidays.
6. The applicant shall submit a check in the amount of $38.00 for the posting of the Notice
of Exemption at the County of Orange Clerk's Office. The check shall be made out to
the County of Orange and submitted to the Department of Community Development

Peter Vanek, Staff Planner, displayed a site plan and photographs, stating this request is to permit
a roof mounted wireless communication facility on an existing medical building at 18800
Delaware Street. The facility currently exists on the site, and the applicant is following through
to get the proper permits. The Design Review Board has reviewed and approved the proposed
request.
Staff is recommending approval of the proposed request with the findings and conditions of
approval as outlined in staff's report.
THE PUBLIC HEARING WAS OPENED.
Peter Yune, 244412 Lantern Hill, Dana Point, applicant, stated that he concurred with staff s
report, recommendation and suggested conditions of approval.
THERE WERE NO OTHER PERSONS PRESENT TO SPEAK FOR OR AGAINST THE
REQUEST AND THE PUBLIC HEARING WAS CLOSED.
CONDITIONAL USE PERMIT NO. 97-57 WAS APPROVED BY THE ZONING

setback a minimum of ten feet from the building exterior, minimizing visual impacts from
adjacent properties. The wireless communication facility will not generate noise, traffic or
other impacts which would be detrimental to surrounding commercial and residential uses.
