WITHIN TEN (10) CALENDAR DAYS.
FINDINGS FOR APPROVAL - CONDITIONAL USE PERMIT NO.98-31:
1. Conditional Use Permit No. 98-31 for the establishment, maintenance and operation of the
yoga and stress reduction studio will not be detrimental to the general welfare of persons
working or residing in the vicinity or detrimental to the value of the property and
improvements in the neighborhood. The yoga and stress reduction studio is a low -impact use
which should not cause any noise or any other detrimental impact to the area. The use will
occupy an existing tenant suite and no new construction is proposed.
2. The conditional use permit will be compatible with surrounding uses because the yoga and
stress reduction studio is a low -impact use and it will be conducted entirely within an
existing tenant suite.
3. The proposed yoga and stress reduction studio will comply with the provisions of the base
district and other applicable provisions in Titles 20-25 of the Huntington Beach Zoning and
Subdivision Ordinance and any specific condition required for the proposed use in the district
in which it would be located. The yoga and stress reduction studio (personal enrichment) is
allowed in the IG (General Industrial) zoning district with a conditional use permit.
Adequate parking will be provided because students will be required to carpool to limit the
cumulative number of vehicles for a class to a maximum of eight (8) at all times so as not to
exceed the two (2) parking spaces allocated for the 1,200 square foot industrial suite plus the
six (6) excess parking spaces for the entire multi -tenant complex.
4. The granting of the conditional use permit will not adversely affect the General Plan. It is
consistent with the Land Use Element designation of Commercial Regional on the subject
property which permits a variety of commercial uses. In addition, it is consistent with the
following goals and policies of the General Plan:
a. LU 10 — Achieve the development of a range of commercial uses.
