4 The Board of Trustees of the City of Huntington Beach do
5 ordain as follovrs; -

Section 1. That Section 37 of Ordinance No.#226 of said
7 I

alteration, repair and demolition of buildings 'and structures

with", as amended Ordinance No.7 261 of said city, entitled d

"An Ordinance of ,the City of Huntington Ttleach amending Ordinance

No. #226 of said City", shall be4he same iu hereby amended so
17
a s to read as follows

Section 37f It shall be unlawful 'for any person,
19
firm or corporation to erect, construct or build or cause to be
20
erected, constructed or built, within the residential district
21
as described in Ordinance Noe 209 of said City, entitled "An i
22
Ordinance of the City of Huntington Beach, California, establish
23
ing a business and residence district in said City and prohibit-
24
irg the establishment or maintenance of certain bus.inesses and
25 __ ...
industries in said district " as amended by Ordinance No. 211 of
26
said City, any building, house, dwelling or structure to be used
27 i
for human habitation or for sleeping, living or for eating pur-
28
poses, unless such building, house, dwelling or structure is - of
29
stud and post and girder construction upon concrete or brick
30
foundation and the floor of such building is at least eighteen
31
(18) inches above the surface of the ground and has adequate

ventilation under said floor and said house, building, or struc-

1 superficial floor area in each part_ or po of said house,
2 dwelling, or structure which shall be designt#ed to be or shall
3 be used as dwelling or sleeping or living quarters or for human
4 habitation by separate family of one or more persons, and shall
5 be lathed and plastered throughout on one side, except for win-
6 dow and door trim, or covered on one side, throughout vrith some
7 preparation or substance which shall be equally fire resistive
8 or retardant. No California construction so called, shall be
9 used. In every case where two or more houses, dwellings or
10 structures intended for human habitation, or houses, dwellings
11
or structures intended for habitation by two or more families
12 of one or more persons are erected upon the same lot or pair of
13 lots or upon any portion of the same lot or pair of lots, so
14 that one of said buildings or portion of said building intended

15 for separate occupation is behind another building, or portion
16 of building intended for separate occupation, the rear building
17 or portion of building intended for separate occupation shall
18 have direct access to the street by means of a passage way not
19 less than ten (10) feet in width and the width of said passage
20 gray shall. be increased two (2) feet for each house or portion
21 of said building intended for separate occupation in excess of
22 ,
two, placed upon said lot or pair of lots. Provided, however,

1 The word "lot", as used in this section shall be con-
strued to mean any subdivided portion of any block as shown on
3 a :clap of said property as recorded in the office of the county �
4 Recorder of�1e County of Orange or any portion of said lot be-
5 longing to any person separate from the balance of said lot. The
6 words "pair of lots" as used herein shall be construed to mean
7 any two lots lying adjacent to each other and belonging to the
8 j
saxie person upon which any improvement is to be erected.

Section 11. The City Clerk shall certify to the
10 passage of this Ordinance and shall cause the sa:'.'le to be pub-
11
1 ish.ed by one insertion in the Huntington Beach Ows. This
12
Ordinance is necessaxy for the immediate preservation of the
13
public peace, health and safety and the facts constituting such
14
urgency are as follows: Many small buildings lacking sanitary
15
requirements and constituting fire menance are now being erected `
16 in this city and there is danger of more buildings of similar
17
character being erected herein which said buildings are a danger
18
to the public health and to the public safety, therefore this
19
Ordinance shall take effect from and after its passage.
