That the real property in the City of Huntington Beach, County of Orange, State of California, located on the south of Garfield Avenue and west of Brook- hurst Street, and legally described as : PARCEL NO. 1: The North 24 acres of the East half of the Northeast quarter of Section 6, Township 6 South, Range 10 West, in the Rancho Las Bolsas, as shown on a map recorded in book 51, page 14 of Miscellaneous Maps, records of Orange County, California. EXCEPTING THEREFROM the East 440 feet. ALSO EXCEPTING THEREFROM street dedication to the local pub- lic agency for the right-of-way of Garfield Avenue . ALSO EXCEPTING THEREFROM that portion included. .within the following described parcel: Beginning at a point in the West line of the East half of said Northeast quarter, said. point being 30.00 feet Southerly of the Northwest corner of the East half of said Northeast quarter; thence Southerly along the West line of the East half of said Northeast quarter a distance of 832.89 feet; thence easterly 48.00 feet measured at right angles from said West line; thence Northerly in a straight line to a point in a line that is parallel with and distant 30 .00 feet measured at right angles from the North line of the East half of said Northeast quarter and also being 46. 00 feet Easterly along said last mentioned parallel line from the point of beginning; thence 46.00 feet Westerly along said last mentioned line to the point of beginning.
