HomeMy WebLinkAboutOrdinance #1288 ORDINANCE No. 1288 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF HUNTINGTON BEACH PERTAINING TO THE CLARIFICATION OF THE MINIMUM OPEN SPACE PROVISION AND SAVE RE- TURNS AS AN ARCHITECTURAL FEATURE IN THE RESI'DEN- TIAL ZONES; AMENDING THE HUNTINGTON BEACH ORDINANCE CODE BY REPEALING, AMENDING- AND ADDING SECTIONS TO DIVISION 9. The City Council of the City of Huntington Beach does ordain as follows : Section 1. That the following sections of Division 9 of the Huntington Beach Ordinance Code are hereby repealed: S. 9102.3-1 S.' 9255 - - S. 9475 S. 9519 Section 2. That the following Sections of Divisibn 9 of the Huntington Beach Ordinance Code are hereby amended, and as amended shall read in words and. figures , as follows : S. 9102.3 Maximum Density. The maximum density shall not exceed one (-l-Fdwelling unit for each 6000 square feet of lot area. In no case shall there be more than one (1) dwelling unit located on any one parcel of land. S. 9103.3-1 Minimum Open Space. A total open space of 900 F-minimum* dirnensibns o square feet, wit If twenty (20) feet, shall be provided within the rear two-thirds (2/3) of the lot. Said open space may be divided into two areas, each having a minimum area of 450 square feet with minimum dimensions of twenty (20) feet. Said open space shall not include any type of roofed or enclosed structure. For the purpose of this Section, driveways, driveway easements or openparking areas shall not be considered open space. S. 9103.4. 2. 2 Architectural Features. Architectural features , including eaves .an fireplaces, may project to within thirty (30) inches of the side lot line and four (4) feet into the required front and rear yard, provided such features maintain a minimum distance of five (5) feet from 'any 1. Ord. No. 11288 portion of any other building on the same lot. in addition, an eave return may project to within eighteen (18 ) inches of the side lot line for a distance of twelve (12) feet. Said twelve (12) feet shall be- measured from the beginning of the eave return at the front of the house. All eaves shall setback thirty (30) inches when over required windows. This provision shall not allow other architectural features to encroach clos- er than thirty (30) inches to any property line. S. 9163.3.1 Minimum Open Space. This provision shall not allow other architectural features to encroach closer than thirty (30) inches to any property line. S. 9203.3.1 ` Minimum Open Space. A total open space of 600 square feet, with minimum dimensions of ten(10) feet, shall be provided within the rear two-thirds (2/3) of the lot. Said open space may be divided into two areas, each hav- ing a .minimum area of 300 square feet with minimum dimensions of ten (10) feet. Said open space shall not include any type of roofed or enclosed structure. For the purpose of this Section, driveways, driveway easements or open parking areas shall not be considered open space. S. _.9203.4.3. 2 Architectural Features. Architectural features, inc u ing eaves n lreplaces, may project to within thirty (30Y inches of the side lot line and four (4) feet into the required front and rear yard, provided such features maintain a minimum distance of five (5) feet from any portion of any other building on the same lot.
