AN ORDINANCE OF THE CITY OF HUNTINGTON BEACH
AMENDING THE HUNTINGTON BEACH ORDINANCE CODE
BY AMENDING SECTION 9061 THEREOF TO PROVIDE
FOR CHANGE OF ZONING ON REAL PROPERTY LOCATED
EAST OF BEACH BOULEVARD AND NORTH OF ELLIS
AVENUE (ZONE CASE NO. 71-28)
WHEREAS , pursuant to the Conservation and Planning Law,
the Huntington Beach Planning Commission and Huntington Beach
City Council have had separate public hearings relative to Zone
Case No . 71-28 wherein both bodies have carefully considered
all information; presented at said hearings , and after due con-
sideration of the findings and recommendations of the Planning
Commission and all evidence presented to said City Council, the
City Council finds that such zone change is proper,
NOW, THEREFORE, the City Council of the City of Huntington
Beach does ordain as follows :
SECTION 1 . The following described real property, located
approximately 283 feet east of Beach Boulevard and 462 feet
north of Ellis Avenue, from RA, "Residential Agricultural Dis-
trict" and R2, "Two-family Residence District" to R3, "Limited
Multiple Family Residence District : "
Being a portion of the southwest quarter of the
northwest quarter of Section 36, Township 5 South,
Range 11 West, in the Rancho Las Bolsas as same is
shown on the map recorded in Book 51 at page 13 of
Miscellaneous Maps , records of Orange County, Cali-
fornia, described as follows :
Beginning at the southwesterly corner of Lot 12
of Tract No . 2558 as same is shown on the map recorded
in Book 115 at pages 47 to 49, inclusive of Miscellaneous
Maps , records of said Orange County; thence along the
south line of said Tract No . 2558 north 89036 , 4211
east 503 . 59 feet; thence south 0023112" east 165 .99

feet; thence south 89036148" west 10 .00 feet; thence
north 0023112" west 1 . 00 feet; thence south 89036148"
west 131 . 80 feet; thence south 0023112" east 165 . 00
feet to a point in the north line of Tract No . 4027
as same is shown on the map recorded in Book 156 at
pages 15 and 16 of Miscellaneous Maps , records of
said Orange County; thence along said north line of
Tract No. 4027 and its westerly prolongation south
89036 , 48" west 247. 64 feet; thence south 0145129"
east 33. 00 feet; thence south 89036 ,48" west 377 . 24
feet ; thence north 0044145" west 364 . 25 feet to a
point in the westerly prolongation of the aforementioned
south line of Tract No. 2558; thence along said
westerly prolongation north 89015 ' 15" east 265 . 00
feet, more or less, to the point of beginning.
SECTION 2 . The Planning Director of the City of
Huntington Beach is hereby directed to change District Map 40
(Sectional District Map 36-5-11) to incorporate the zone change
described in Section 1 hereof, and as said district map
shall have been amended, the same shall remain in full force and
effect and be a part of the Huntington Beach Ordinance Code. A
copy of said district map, as amended hereby, is available for
inspection in the office of the City Clerk.
SECTION 3 . Section 9061, District Map 40 thereof, is
hereby amended by Zone Case No . 71-28, effective June, 1972 .
SECTION 4 . This ordinance shall take effect thirty days
after its adoption. The City Clerk shall certify to the passage
of this ordinance and cause same to be published within fifteen
days after adoption in the Huntington Beach News , -a weekly news-
paper of general circulation, printed and published in Huntington
Beach, California.
PASSED AND ADOPTED by the City Council of the City of
Huntington Beach at a regular meeting thereof held on the lst
day of May, 1972.
