ORDINANCE NO. 2063 AN ORDINANCE OF THE CITY OF HUNTINGTON BEACH AMENDING THE HUNTINGTON BEACH ORDINANCE CODE BY AMENDING SECTION 9061 THEREOF TO PROVIDE FOR CHANGE OF ZONING ON REAL PROPERTY LOCATED ON THE NORTHEAST CORNER OF MANSION AVENUE AND MAIN STREET. ( ZONE CASE NO. 76-12) WHEREAS, pursuant to the state Planning and Zoning Law, the Huntington Beach Planning Commission and Huntington Beach City Council have had separate public hearings relative to Zone Change No. 76-12 wherein both bodies have carefully considered all information presented at said hearings, and after due con- sideration of the findings and recommendations of the Planning Commission and all evidence presented to said City Council, the City Council finds that such zone change is proper, NOW, THEREFORE, the City Council of the City of Huntington Beach does ordain as follows: SECTION 1. The following described real property located on the northeast corner of Mansion Avenue and Main Street is hereby changed from Rl-O-CD, "Low Density Residential District combined with oil production in the Civic District" to R5-0-CD, "Office-Professional combined with oil production in the Civic District" : Those portions of the South half of the Northwest quarter and of the Northeast quarter of the South- west quarter of Section 2, Township 6 South, Range 11 West in the Rancho Las Bolsas , as shown on a map recorded in Book 51, Page 14 of Miscellaneous Maps , Records of Orange County , California, in the City of Huntington Beach, County of Orange, State of California more particularly described as follows : Beginning at the centerline intersection of Main Street , 120 feet wide , and Mansion Avenue, 70 feet wide, as shown for that portion of Mansion Avenue Easterly of Main Street in Document No . 27615, er 1. recorded September 23, 1916 in Book 294 Page 390 of deeds; thence Northerly along the center- line of Main Street North 0019 , 43" East 555 .92 feet; thence North 19015 ' 35" East 184. 00 feet ; thence leaving said centerline of Main Street South 89040 ' 01" East 560 . 72 feet to the West side of Well Island "U"; thence Southerly along Well Island "U" South 0025 '08" West 100 .17 feet; thence along the South side of said Island "U" South 89034 ' 52" East 103. 21 feet ; thence leaving said Island "U" South 0'30 '00" West 115. 44 feet ; thence South 0' 31 ' 18" West 329 . 51 feet ; thence South 18125123" West 232 . 50 feet , more or less , to the centerline of Mansion Avenue as described in said deed in Book 294 Page 390; thence along said centerline of Mansion Avenue the following two courses ; North 48°21 ' 17" West 55 .00 feet; thence North 89040101" West 608. 49 feet to the point of beginning. SECTION 2. The Planning Director of the City of Huntington Beach is hereby directed to change District Map 2 (Sectional District Map 2-6-11) to incorporate the zone change described in Section 1 hereof, and as said district map shall have been amended, the same shall be in full force and effect and be a part of the Huntington Beach Ordinance Code . A copy of said district map , as amended hereby, is available for inspection in the office of the City Clerk. SECTION 3. Section 9061, District Map 2 thereof, is hereby amended by Zone Case No . 76-12 . SECTION 4. This ordinance shall take effect thirty days after its adoption. The City Clerk shall certify to the pas- sage of this ordinance and cause same to be published within fifteen days after adoption in the Huntington Beach News , a weekly newspaper of general circulation, printed and published in Huntington Beach, California.
