AN ORDINANCE OF THE CITY OF HUNTINGTON BEACH
AMENDING THE HUNTINGTON BEACH ORDINANCE CODE
BY AMENDING SECTION 9061 THEREOF TO PROVIDE
FOR CHANGE OF ZONING ON REAL PROPERTY LOCATED
ON THE NORTHWEST CORNER OF BEACH BOULEVARD AND
PACIFIC COAST HIGHWAY (ZONE CASE NO. 77-3 "D")
WHEREAS, pursuant to the state Planning and Zoning Law,
the Huntington Beach Planning Commission and Huntington Beach
City Council have had separate public hearings relative to Zone
Case No. 77-3 "D" wherein both bodies have carefully considered
all information presented at said hearings, and after due con-
sideration of the findings and recommendations of the Planning
Commission and all evidence presented to said City Council, the
City Council finds that such zone change is proper, and con-
sistent with the General Plan,
NOW, THEREFORE, the City Council of the City of Huntington

Beach does ordain as follows :
SECTION 1. The following described real property located
on the northwest corner of Beach Boulevard and Pacific Coast
Highway is hereby changed from C3, "General Business District"
to RA, "Residential Agricultural District : "
Those portions of the southeast quarter and
the south half of the northeast quarter of
Section 14, Township 6 South, Range 11 West
in the Rancho Las Bolsas, as shown on a map
recorded in Book 51, page 14 of Miscelleaneous
Maps in the office of the County Recorder of
Orange County , included within the following
described parcel:
Beginning at a point in the easterly line of
said Section 14, distant along said easterly
line , south 0°17148" west , 211. 62 feet from
the northeasterly corner of said section; thence
89042112" west , 50 . 00 feet ; thence south

7801512411 west , 82 . 75 feet to the northeast
corner of the real property conveyed to the
City of Huntington Beach by deed recorded
in Book 455, page 400 of Official Records
in the office of the County Recorder of said
county; thence along the easterly line of
said real property and its southerly pro-
longation to the northeasterly line of the
land described in deed recorded in Book 123,
page 91 of Deeds in said office; thence
southeasterly along said northeasterly line to
said easterly line of Section 14; thence along
said last mentioned easterly line northerly to
the Point of Beginning.
EXCEPTING THEREFROM that certain land described
I'I in deed to the State of California recorded
July 1, 1952 in Book 2351, page 5 of Official
Records in said office.
ALSO EXCEPTING THEREFROM that portion included
within the east 50 . 00 feet of said "Section 14. 11
ALSO EXCEPTING FROM the remainder that portion
lying southwesterly of the northeasterly line
and the southeasterly prolongation of said north-
easterly line of Parcel 2 of land described in
deed to the State of California recorded in
June 11, 1936 in Book 826, page 379 of Official
Records in said office.
EXCEPTING AND RESERVING to the State of California,
its successors or assigns , an easement for State
Highway purposes over that portion of the above
described parcel of land, described as follows :
Beginning at said hereinabove mentioned "North-
east corner of the real property;" thence
southerly along the easterly line of said "real
property" to said hereinabove mentioned "north-
easterly line" (of Parcel 2) ; thence southeasterly
along last said "northeasterly line" to the most
westerly corner of said hereinabove mentioned
11certain land;11 thence easterly along the northerly
line of said "certain land" to a line parallel
with and distant westerly 50. 00 feet , measured at
right angles from said "easterly line of Section 14;11

thence northerly along said parallel line to
the north line of said "south half of the
northeast quarter;" thence westerly along
said "north line" to a line parallel with and
distant westerly 20 . 00 feet, measured at right
angles from first said parallel line; thence
southerly along last said parallel line a dis-
tance of 1795 . 84 feet ; thence south 37°55133"
west , 12.28 feet to a line parallel with and
distant northeasterly 30. 00 feet , measured at
right angles from said "northeasterly line"
(of Parcel 2) ; thence northwesterly along last
said parallel line to that course described
above as "south 7801512411 west , 82. 75 feet ; "
thence westerly along last course to the Point
of Beginning.
SECTION 2. The Planning Director of the City of Huntington
Beach is hereby directed to change District Map 16 (Sectional
District Map 14-6-11) to incorporate the zone change described in
Section l hereof, and as said district map shall have been
amended, the same shall be in full force and effect and be a
part of the Huntington Beach Ordinance Code. A copy of said
district map, as amended hereby, is available for inspection
in the office of the City Clerk.
SECTION 3. Section 9061, District Map 16 thereof, is hereby
amended by Zone Case No. 77-3 "D" .
SECTION 4 . This ordinance shall take effect thirty days
after its adoption. The City Clerk shall certify to the pas-
sage of this ordinance and cause same to be published within
fifteen days after adoption in the Huntington Beach News , a
weekly newspaper of general circulation, printed and published
in Huntington Beach, California.
PASSED AND ADOPTED by the City Council of the City of
Huntington Beach at a regular meeting thereof held on the 19th
day of December , 197 7 .

that the foregoing ordinance was read to said City Council at a regular
adjourned meeting thereof held on the .12th day of December
1977 , and was again read to said City Council at a regular _
meeting thereof held on the 19th day of December 1977 and
was passed and adopted by the affirmative vote of more than a majority of
all the members of said City Council.
