AN ORDINANCE OF THE CITY OF HUNTINGTON BEACH
AMENDING THE HUNTINGTON BEACH ORDINANCE CODE
BY AMENDING SECTION 9061 THEREOF TO PROVIDE
FOR CHANGE OF ZONING FROM QUALIFIED LOW DENSITY
RESIDENTIAL DISTRICT--PLANNED DEVELOPMENT TO
QUALIFIED MEDIUM DENSITY RESIDENTIAL DISTRICT--
PLANNED DEVELOPMENT ON REAL PROPERTY LOCATED
ON THE SOUTH SIDE OF TALBERT AVENUE WEST OF
BEACH BOULEVARD (ZONE CASE NO. 80-9)
WHEREAS , _pursuant to the state Planning and Zoning Law,
the Huntington Beach Planning Commission and Huntington Beach
City Council have had separate public hearings relative to Zone
Case No. 80-9 wherein both bodies have carefully considered
all information presented at said hearings , and after due con-
sideration of the findings and recommendations of the Planning
Commission and all evidence presented to said City Council, the
City Council finds that such zone change is proper, and consis-
tent with the general plan,
NOW, THEREFORE, the City Council of the City of Huntington
Beach does ordain as follows:
SECTION 1. The following described real property, located
on the south side of Talbert Avenue, approximately five hundred
( 500) feet west of Beach Boulevard, is hereby changed from
(Q) R1-PD, "Low Density Residential District--Planned Development"
to (Q) R2-PD, "Medium Density Residential District--Planned
Development: "

subject to the following conditions:
(a) A site plan indicating one integrated scheme of de-
velopment for the entire 11 .81 acres shall be submitted to the
Planning Commission for its review and approval prior to the
approval of any development on the site.
(b) Any residential unit constructed on the site shall be pro-
vided with a minimum twenty-five (25 ) foot setback from the west
property line of this 11 .81 acre site if such property line abuts
industrially-zoned property at the time of development approval .
( c) Access to the 11 .81 acre site shall be limited to two
( 2) points of ingress/egress , and shall be subject to approval
by the Departments of Development Services and Public Works .
(d) A minimum twenty ( 20) foot setback shall be provided on
the subject site from the abutting R1 zone, with special archi-
tectural treatment of any units abutting that R1 zone .
( e) The overall design of development on the 11 .81 acre
site shall provide pedestrian access to the existing neighborhood
park located south of the site; said walkway shall be designed
to connect the existing walkway to the south and Talbert Avenue
and shall be open to the public .
SECTION 2. The Development Services Director of the City of
Huntington Beach is hereby directed to change District Map 39
(Sectional District Map 35-5-11 ) to incorporate the zone change
described in Section 1 hereof, and as said district map shall have
been amended, the same shall be in full force and effect and be
a part of the Huntington Beach Ordinance Code. A copy of said
district map, as amended hereby, is available for inspection in
the office of the City Clerk.
SECTION 3. Section 9061, District Map 39 thereof, is hereby
amended by Zone Case No . 80-9.
SECTION 4. This ordinance shall take effect thirty days
after its adoption. The City Clerk shall certify to the passage

of this ordinance and cause same to be published within fifteen
days after adoption in the Huntington Beach Independent, a news-
paper of general circulation.
PASSED AND ADOPTED by the City Council of the City of
Huntington Beach at a regular meeting thereof held on the 21st
day of July 1980.
