HomeMy WebLinkAboutOrdinance #2453 i ORDINANCE N0. 2453 AN ORDINANCE OF THE CITY OF HUNTINGTON BEACH AMENDING THE HUNTINGTON BEACH ORDINANCE CODE BY AMENDING SECTION 9061 THEREOF TO PROVIDE FOR CHANGE OF ZONING FROM SINGLE-FAMILY RESI- DENTIAL DISTRICT TO QUALIFIED MOBILEHOME DISTRICT ON REAL PROPERTY LOCATED NORTH OF WARNER AVENUE AND EAST OF BOLSA CHICA STREET ( ZONE CASE NO. 80-7) WHEREAS , pursuant to the state Planning and Zoning Law, the Huntington Beach Planning Commission and Huntington Beach City Council have had separate public hearings relative to Zone Case No. 80-7 wherein both bodies have carefully considered all information presented at said hearings , and after due con- sideration of the findings and recommendations of the Planning Commission and all evidence presented to said City Council , the City Council finds that such zone change is proper, and consis- tent with the general plan , NOW, THEREFORE, the City Council of the City of Huntington Beach does ordain as follows : SECTION 1. The following described real property, located north of Warner Avenue and approximately 580 feet east of the centerline of Bolsa Chica Street , is hereby changed from Rl , "Single-family Residential District" to (Q) MH, "Mobilehome District :" Parts of Blocks 21, 3 , 6 7 and 8 of Tract No. 86 in the city of Huntington Beach , county of Orange , state of California, as per map recorded in Book 10 , pages 35 and 36 of Miscellaneous Maps in the office of the County Recorder of said county, more particu- larly described as: Parcel 1 : Lot 4 of said Block 2; Lots 1 , 2 , 3 and of said Block 3; Lots 1 , 23 3 and 4 of said Block 6; Lots 1 and 2 of said Block 7. 1. WSA:AHB:bc Parcel 2 : Beginning at the southwest corner of Lot 2 of said Block 8 , north along the west line of Lots 1 and 2 of said Block 8 , thence east along the north line of Lot 1 of said block to a point 330 feet west measured at right angles to and parallel to the centerline of Graham Street , as shown on said map of Tract No. 86; thence south 0+46' 30" east along said parallel line to a point 419 feet south 0+46' 30" east from a point in the north line of said Block 8; thence south 89+36' 30" west 153. 25 feet to a 1" iron pipe; thence south 72+58 ' west 69. 20 feet , to a point in a line 550 feet west measured at right angles from the centerline of said Graham Street ; thence south 0+461J0" east 222.05 feet along said parallel line to a point in the south line of Lot 2 in said Block 8 , said point being 550. 00 feet west measured at right angles from the centerline of said Graham Street ; thence south 89+47 ' west 113. 68 feet along the south line of said Lot 2 of said Block 8 to the point of beginning. Parcel 3 : The west half of the west half of the south half of the southeast quarter of the south- west quarter of Section 21 , Township 5 South, Range 11 West of the San Bernardino Base Meridian. SECTION 2. Development of the above described real prop- erty shall be permitted subject to the following conditions: 1. Special attention shall be paid to the setbacks and buffering along arterial highways bordering the property. 2. A perimeter landscaped buffer zone of no less than twenty ( 20) feet from any coach to the property line shall be provided around any boundary of the property adjacent to resi- dential properties. 3. Twenty percent (20%) of the total number of spaces shall be made available and maintained for households with children. 4: The mobile home park owner and/or operator shall be allowed to sell mobile homes on site. 5. The total number of units allowed on the entire project shall not exceed four hundred fifty (450) units. 6. A conditional use permit issued pursuant to Huntington 2. Beach Ordinance Code Section 9840, et seq. is required prior to any development. Any such permit shall include the fore- going conditions and may include such other and additional re- quirements as are to be imposed by the Planning Commission for projects of similar nature. SECTION 3. The Development Services Director of the City of Huntington Beach is hereby directed to change Distract Map 24 (Sectional District Map 21-5-11) to incorporate the zone change described in Section 1 hereof, and as said district map shall have been amended , the same shall be in full force and effect and be a part of the Huntington Beach Ordinance Code. A copy of said district map , as amended hereby, is available for inspection in the office of the City Clerk. SECTION 4. Section 9061 , District Map 24 thereof, is hereby amended by Zone Case No. 80-7. SECTION 5. This ordinance shall take effect thirty days after its adoption. The City Clerk shall certify to the passage of this ordinance and cause same to be published within fifteen days after adoption in the Huntington Beach Independent , a news- paper of general circulation.
