HomeMy WebLinkAboutOrdinance #2621 ORDINANCE NO. 2621 AN ORDINANCE OF THE CITY OF HUNTINGTON BEACH AMENDING THE HUNTINGTON BEACH ORDINANCE CODE BY AMENDING SECTION 9061 THEREOF TO PROVIDE FOR CHANGE OF ZONING FROM RESTRICTED MANU- FACTURING DISTRICT AND QUALIFIED MEDIUM DENSITY RESIDENTIAL-PLANNED DEVELOPMENT DIS- TRICT TO HIGH DENSITY RESIDENTIAL COMBINED WITH SENIOR RESIDENTIAL DEVELOPMENT ON REAL PROPERTY GENERALLY LOCATED SOUTH OF TALBERT AVENUE, WEST OF BEACH BOULEVARD (ZONE CASE NO. 83-3) WHEREAS, pursuant to the state Planning and Zoning Law, the Huntington Beach Planning Commission and Huntington Beach City Council have had separate public hearings relative to Zone Case No. 83-3 wherein both bodies have carefully considered all information presented at said hearings , and after due considera- tion of the findings and recommendations of the Planning Commission and all evidence presented to said City Council, the City Council finds that such zone change is proper, and consistent with the general plan, NOW, THEREFORE, the City Council of the City of Huntington Beach does ordain as follows : SECTION 1. The following described real property, generally located south of Talbert Avenue approximately 1200 feet west of Beach Boulevard, is hereby changed from Ml-A, "Restricted Manufacturing District" and (Q) R2-PD, "Medium Density Residential/ Planned Development District" to .R4-SR, "High Density Residential District" combined with senior residential development : That portion of the north half of the northeast quarter of Section 35, Township 5 South, Range 11 West, in the Rancho Las Bolsas in the City of Huntington Beach, County of Orange, State of California, as shown on a map recorded in Book 51, ahb 3/28/83 1. page 13 of Miscellaneous Maps in the office of the County Recorder of said county described as follows : Beginning at a point on the west line of Block D of Tract No. 570 as shown on a map recorded in Book 19 , page 71 of Miscellaneous Maps in the office of the County Recorder of said county, said point also being on a line .parallel with and 300 feet south measured at right angles from the south line of the northeast quarter of the north— west quarter of the northeast quarter of Sec— tion 35; and 359 . 26 feet north measured along the west line from the southwest corner of said Block D; thence east along said parallel line north 89010150" east 659. 97 feet to a point on east line of said Block D, said east line also being the west line of Tract No. 8197 as shown on a map recorded in Book 452, page 44 of Miscellaneous Maps in the office of the County Recorder of said county; thence along said west line north 0044114" west_ 300 . 00 feet to the north line of said Tract No. 8197, said north line also being the south line of Tract No. 172 as shown on a map recorded in Book 12, page 21 of Miscellaneous Maps in the office of the County Recorder of said county; thence along said south line north 89010' 50" east 539. 99 feet to the east line of Lot No. 148 of Block B of said Tract No. 172; thence along the east line of Lots No. 148, 142, 136, 130, 124, 118, 112 and 106 of said Block B, north 0144101" west 199. 96 feet to the north line of said Lot 106; thence along the north line of Lots No. 106, 105, 104 and 103 of said Block B and Lot No. 108 of Block A, south 89010126" west 283. 44 feet to a curve concave to the northeast having a radius of 40. 00 feet; thence northwesterly along said curve through a central angle of 90°05125" an arc distance of 62. 89 feet to a line parallel with and 20. 50 feet east measured at right angles from the west line of Lots No. 94, 88, 82, 76 and 70 of Block A; thence along said parallel line north 0044109" west 105. 94 feet to a curve concave southwesterly having a radius of 220. 50 feet ; thence northerly along said curve through a central angle of 31148 ' 59" an arc distance of 122. 44 feet to a point on a tangent reverse curve concave northeasterly having a radius of 219. 50 feet, a radial to said point bears south 57026' 52" west; thence along said curve through a central angle of 31048 ' 59" an arc distance of 121. 89 2. SECTION 2. The Development Services Director is hereby di- rected to amend Section 9061, District Map 39 (Sectional District Map 35-5-11) to reflect Zone Case No. 83-3, described in Sec- tion 1 hereof. A copy of said district map, as amended hereby is available for inspection in the office of the City Clerk. SECTION 3. This ordinance shall take effect thirty days after its adoption.
