AN ORDINANCE OF THE CITY OF HUNTINGTON BEACH
AMENDING THE HUNTINGTON BEACH ORDINANCE CODE
BY AMENDING SECTION 9061 THEREOF TO PROVIDE
FOR CHANGE OF ZONING FROM THE NORTHWEST CITY
BOUNDARY TO THE SOUTHEAST CITY BOUNDARY AND
EXTENDING GENERALLY INLAND ONE THOUSAND YARDS
FROM THE MEAN HIGH TIDE LINE OF THE SEA (ZONE
CASE NO. 85-3) (ZONE CASE NO. 84-7 REVISED)
WHEREAS, pursuant to the state Planning and Zoning Law; the
Huntington Beach Planning Commission and Huntington Beach City
Council have had separate public hearings relative to Zone Case
No. 84-7 wherein both bodies have carefully considered all in-
formation presented at said hearings, and after due considera-
tion of the findings and recommendations of the Planning
Commission and all evidence presented to said City Council; the
City Council finds that such zone change is proper; and consistent
with the general plan;
NOW; THEREFORE; the City Council of the City of Huntington
Beach does ordain and amends Huntington Beach Ordinance Code
section 9061 to read as follows:

SECTION 1 . The following described real property; generally
located from the northwest city boundary to the southeast city
boundary; and extending generally inland one thousand (1000) yards
from the mean high tide line of the sea; is hereby changed by
adding the Coast Zone suffix "-CZ" to all parcels in the coastal
zone except parcels in the Downtown Specific Plan, as shown on
District Maps 3; 4; 101 12; 14; 16; 19; 20; 211 22; 23; 28; 2.91
33 ; 34; 35 , 36, 37; and 38.
SECTION 2. The area located between Pacific Coast Highway and
the mean high tide line of the sea is hereby changed from CF-R
1 .
"Community Facilities District, " combined with recreation, to S1
and 51-00, "Shoreline District" and "Shoreline District, " combined
with oil production, as shown on District Maps 3, 4, 10, 14, 22,
29, 340' 351- 36, and 37 .
SECTION 3. All waterways in Huntington Harbor shall be
changed from CF-R, "Community Facilities District, " combined with
recreation, to WR, "Waterways Recreation District, " as shown on
District Maps 21 (Sectional District Map 19-5-11 ) , 23 (Sectional
District Map 20-5-11) 1- 34 (Sectional District Map 29-5-11) and 35
(Sectional District Map 30-5-11 ) .
SECTION 4. The bluff faces along the Huntington Mesa and the
least-tern nesting site at the mouth of the Santa Ana River shall
be changed from CF-R, "Community Facilities District, " combined
with recreation, to CC, "Coastal Conservation District, " as shown
on District Maps 3 (Sectional District Map 3-6-11) , 4 (Sectional
District Map 4-6-11 and 5-6-11 ) , and 22 (Sectional District Map
19-6-10) .
SECTION 5. All parcels along Pacific Coast Highway from
Admiralty Drive north to the city boundary shall be changed from
C21 "Community Business District" and C41 "Highway Commercial
District" to VSC, "Visitor-serving Commercial District, " as shown
on District Maps 21 (Sectional District Map 19-5-11 ) and 28
(Sectional District Map 24-5-12) .
SECTION 6. The property between the proposed alignment of
Seaview and the Huntington Mesa Bluffs, including the property
between Edwards Street and the northwest city limits shall be
changed from R3-0, "Medium High Density Residential District, "
combined with oil production, and R4-01- "High Density Residential
District, " combined with oil production, to RA-O and RA-011
Residential Agricultural District, " combined with 0 and 01 oil
production, and ROS-O, "Recreational Open Space District, " com-
bined with oil production, as shown on District Maps 3 (Sectional

District Map 3-6-11) ; 4 (Sectional District Map 4-6-11) . and 38
(Sectional District Map 34-5-11 ) .
SECTION 7. Section 9061 of the Huntington Beach Ordinance
Code is hereby amended to reflect Zone Case No. 84-7 Revised; as
set out in Sections 1 through 6 of this ordinance . The
Development Services Director is hereby directed to prepare and
file amended maps . Copies of such district maps, as amended, are
available for inspection in the office of the City Clerk .-
SECTION 8. This ordinance shall take effect thirty days after
its passage .-
PASSED AND ADOPTED by the City Council of the City of
Huntington Beach at a regular meeting thereof held on the - 4th - -
day of March. 1985 .

that the foregoing ordinance was read to said City Council at a regular
meeting thereof held on the 19th day of February
19 85 , and was again read to said City Council at a regular
meeting thereof held on the 4th day of March , 19 85 and
was passed and adopted by the affirmative vote of more than a majority of
all the members of said City Council.
