HomeMy WebLinkAboutOrdinance #2805 I ORDINANCE NO. 2805 AN ORDINANCE OF THE CITY OF HUNTINGTON BEACH AMENDING THE HUNTINGTON BEACH ORDINANCE CODE BY AMENDING SECTION 9061 TO PROVIDE FOR CHANGE OF ZONING FROM MEDIUM-DENSITY RESIDENTIAL DISTRICT TO (QUALIFIED) HIGHWAY COMMERCIAL DISTRICT ON REAL PROPERTY GENERALLY LOCATED ON THE SOUTH- WEST CORNER OF WARNER AVENUE AND "B" STREET (ZONE CASE NO. 85-14) WHEREAS, pursuant to the state Planning and Zoning Law, the Huntington Beach Planning Commission and Huntington Beach City Council have had separate public hearings relative to Zone Case No. 85-14 wherein both bodies have carefully considered all information presented at said hearings, and after due consider- ation of the findings and recommendations of the Planning Commission and all evidence presented to said City Council, the City Council finds that such zone change is proper, and consis- tent with the general plan. NOW, THEREFORE, the City Council of the City of Huntington Beach does ordain as follows: SECTION 1 . The following described real property, gener- ally located on the southwest corner of Warner Avenue and "B" Street, is hereby changed from R2, "Medium-density Residential District, " to (Q)C4, Qualified "Highway Commercial District: " Lot 45 of Tract 360, as per map recorded in Book 15, page 24 of Miscellaneous Maps in the office of the County Recorder, Orange County, California. subject to the following: (a) Permitted uses shall be accountant, architect, attor- ney, collection agency, engineer, insurance broker, photog- raphy, private detective, real estate sales, surveyors and sim- ilar businesses and professions. 1. (b) Prohibited uses shall be all medical services such as chiropractor, dentist, optometrist, physician and surgeon, di- agnostic labs, etc. , and any type of retail sales. SECTION 2. Section 9061 of the Huntington Beach Ordinance Code, District Map 30 (Sectional District Map 25-5-11) is here- by amended to reflect the change contained in this ordinance and on the map attached hereto. The Director of Development Services is hereby directed to prepare and file an amended map. A copy of said district map, as amended, shall be avail- able for inspection in the office of the City Clerk. SECTION 5 . This ordinance shall take effect thirty days after its passage.
