AN ORDINANCE OF THE CITY OF HUNTINGTON BEACH
AMENDING SECTION 9061 OF THE HUNTINGTON BEACH
ORDINANCE CODE TO PROVIDE FOR CHANGE OF ZONING ON
REAL PROPERTY GENERALLY LOCATED ON 1. 96 NET ACRES AT
THE SOUTHEAST CORNER OF THE INTERSECTION OF BUSHARD
STREET AND GARFIELD AVENUE FROM LOW DENSITY
RESIDENTIAL, FLOODPLAIN, TO A COMBINATION OF
COMMUNITY BUSINESS, FLOODPLAIN AND MEDIUM DENSITY
RESIDENTIAL, FLOODPLAIN. (ZONE CHANGE NO. 90-19)

WHEREAS, pursuant to the State Planning and Zoning Law, the
Huntington Beach Planning Commission and Huntington Beach City
Council have had separate public hearings relative to Zone Change
No. 90-19 wherein both bodies have carefully considered all
information presented at said hearings, and after due consideration
of the findings and recommendations of the Planning Commission and
all evidence resented to said City Council the City Council finds

that such zone change is proper, and consistent with the General
Plan,
NOW, THEREFORE, BE IT RESOLVED the City Council of the City
of Huntington Beach does ordain as follows :

SECTION 1 . The following described real property, generally
located at the southeast corner of Bushard Street and Garfield
Avenue is hereby changed from Rl--FP2 (Low Density Residential--
Floodplain District 2) to C2-FP2 (Community Business-Floodplain
District 2) .
Parcel I : All that portion of the Northwest quarter of the
Northeast quarter of Section 6, Township 6 South, Range 10
_. West, in the Rancho Las Bolsas, City of Huntington Beach,

County of Orange, State of California, as shown on a map
thereof recorded in book 51, page 14, Miscellaneous Maps,
records of said Orange County, described as follows :
Beginning at the Northwest corner of the Northeast quarter of
said Section 6, and running thence North 890 40 ' 45" East,
along the North line of said Northeast quarter, 185 . 52 feet;
thence South 00 35 ' 51" East, parallel with the West line of

the Northeast quarter of said Section 6, 309 . 82 feet, more or
less, to the North lane of Lot 15 of Tract No. 4852, as shown
on map thereof recorded in book 175, pages 23, 24 and 25,
Miscellaneous Maps, records of said Orange County; thence
South 89" 37 ' 52" West, along the North lines of Lots 15, 14
and 13 of Tract No. 4852 and along the Westerly extension of
the North line of said Lot 13 , 185 . 52 feet more or less, to
the West line of the Northeast quarter of said Section 6; -
thence North 00 35 ' 51" West, along said West line, 310. 07
feet to the point of beginning.
SECTION 2 . The following described real property, generally
located on the southside of Garfield Avenue approximately 145 feet
east of Bushard Street is hereby changed from Rl-FP2 (Low Density
Residential- Floodplain District 2) to R2-FP2 (Medium Density
Residential- Floodplain District 2) .
Parcel I : All that portion of the Northwest quarter of the
Northeast quarter of Section 6, Township 6 South, Range 10
West, in the Rancho Las Bolsas, City of Huntington Beach,
County of Orange, State of California, as shown on a map
thereof recorded in book 51, page 14, Miscellaneous Maps,
records of said Orange County, described as follows : ;.
Beginning at the Northwest corner of the Northeast quarter of
said Section 6; thence Easterly along the North line of said
Section 6 185 .52 feet, thence South and parallel with the
West line of said Northeast quarter of Section 6 43 feet to
the true point of beginning; thence South and parallel with
the West line of said Northeast quarter of Section Six to the
North line of Lot 15 of Tract No. 4852; thence East along the
North line of lots 15, 16 and 17 of Tract No . 4852 to the
Southwest corner of Lot 80 of Tract 4852; thence North 259 . 76
feet to the Northwest corner of Lot 81 of Tract No. 4852;
thence West parallel with North line of said Northeast
quarter of Section Six 25 . 52 feet; thence North and parallel
with the West line of said Northeast quarter of Section Six,
seven feet; thence Westerly 148 . 72 feet to the point of
beginning.

SECTION 3 . The Director of Community Development is hereby
directed to amend Section 9061, District Map 6 (Sectional District
Map 6-6-10) to reflect Zone Change No . 90-19, described in Section 1
and Section 2 hereof . Copies of said district maps, as amended
hereby, are available for inspection in the Office of the City Clerk.

SECTION 4 . This ordinance shall take effect thirty (30) days
after its adoption.
