WHEREAS, the Planning Commission held a public hearing on ITv 67-70 for exceptions on Tentative Tract Map No. 6453; and, WHEREAS, as a result of said hearing the Planning Com- mlsson has re contended a§jroval of Uv 67-70, with the follow- ing conditinns: I - All streets shall comply with standards proposed by the De- p&rtment of TublIc Works and approved by both the Planning Commission Ju6ust 32 1965) and City Council (September 7. 1965. 2. The minimum front yard shall be 10 ft. except the miniMar, front yord for garages entered directly from the street shall be 22 ft. This 3ondition of approval is not general in nature and a precise Alen shall be submitted to the Department for approval prior to issuance of any building permits. Said plan shall delineate the house lo- cation on each lot. 3. A tree, equivalent to a 30 inch box tree, as approved by the Street Tree Supervisor, shall be planted in the front yard of anch lot and in the exterior side yard of each cor- ner lot. 4. An 18 inch wide easement for utility purposes shall be pro- vided adjacent to all sidewalks. Constouction of any verti- cal structure within said easement shall be ay proved by the Deportment of lublIc Works. This condition shall apply to streets havinE parkway width of less than 7 ft. 5.
