HomeMy WebLinkAboutCity Council - 2773 RESOLUTION NO. 2773 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF HUNTINGTON BEACH APPROVING CONDITIONAL EX- CEPTION NO. 68-16 PERTAINING TO TENTATIVE MAP OF TRACT NO. 5917 ON PROPERTY LOCATED SOUTH OF GARFIELD AVENUE AND EAST OF MAGNOLIA STREET WHEREAS, the Planning Commission of the City of Huntington Beach has considered a staff report on tentative map of Tract No. 5917 and has approved said report subject to certain con- ditions; and The City Council has duly considered the findings and rec- ommendations of said Planning Commission and they are hereby adopted. NOW, THEREFORE, the City Council of the City of Huntington Beach does hereby resolve that Conditional Exception No . 68-16 pertaining to tentative map of Tract No . 5917 on property located south of Garfield Avenue and east of Magnolia Street is hereby approved subject to the following conditions : 1. All streets shall comply with standards proposed by the Department of Public Works and approved by both the Planning Commission (August 3, 1965) and City Council (September 7 , 1965) . 2 . The minimum front yard shall be ten (10) feet except the minimum front yard for garages entered directly from the street shall be twenty-two (22) feet . This condition of approval is not general in nature and a precise plan shall be submitted to the Planning De- partment for approval prior to issuance of any build- permits . Said plan shall delineate the house lo- cation on each lot . 1. 3 . A tree, equivalent to a thirty (30) inch box tree, as approved by the Street Tree Supervisor, shall be planted in the front yard of each lot and in the exterior side yard of each corner lot . 4. The minimum lot frontage shall be not less than fifty ( 50) feet wide with five thousand (5000) square feet of lot area. An average lot width of sixty (60) feet of frontage with six thousand (6000) square feet of lot area shall be provided for each six (6) contiguous lots in a block. 5 . An eighteen (18) inch wide easement for utility pur- poses shall be provided adjacent to all sidewalks . Construction of any vertical structure within said easement shall be approved by the Department of Public Works . 6 . The maximum density shall not exceed 4 . 85 units per gross acre . PASSED AND ADOPTED by the City Council of the City of Hunting- ton Beach at a regular meeting thereof held on the 17th day of June, 1968 .
