AGREEMENT FOR SALE OF REAL PROPERTY
THIS AGREEMENT entered into this _ 'day of
1976, is by and between the FAITH LUTHERAN
CHURCH,
hereinafter called "1-?Z NTOR", and the CITY OF HUNTINGTON BEACH,
a municipal corporation, hereinafter called "GRANTEE".
WHEREAS, GRANTOR is L:-e owner of certain real property
located in the city of Huntington Beach, county of Orange,
state .of California and GRANTOR desires to sell and GRANTEE
desires to purchase approximately two (2) acres of said real
property for the purpose of C veloping a neighborhood park:,
NOW, THEREFORE, the parties hereto do agree as follows
1. GRANTOR agrees to sell and GRANTEE agrees to purchase
:the real property in the city of Huntington Beach, county of
Orange, described as follows
The South 290.14 feet of the East one-half (E1/2)'
of the Kortheast one -quarter _(NET/4), of the North-
west one-ouarter (NW1/4), of the Southwest one-
duarter (SW1/4) of Section 36, Township'5 South,
Rang', 11 West, in the Rancho Laz Bolsas, City of
Hun' lgton Beach, County of Orange, Scate of
California, as shown on a. snap recorded in hook 51,
.,.age 13 of Miseellanecus Maps, in the office of
the County Recorder of said County.
EXCEPTING therefrom the easterly 30.00 feet of
said .escribed portion.
2. The total purchase price to be paid by GRANTEE TO
GRANTCR for subject real property shall be SIXTY-FIVE THOUSAND
($65,000) DCLLAR9 which is to be paid as follows:
(a.) GRANTEE shall pay to GRANTOR the sum. of TEN

THOUSAND ($0,000) DOLLARS upon the signing of this Agreement
by both parties hereto.
(b) GRANTEE shall pay the remainder of the purchase
pr-ice.,to wit, $55,000 as follows:
$10,000 no later than January 30, 1977
$10,000 no later than January 30, 1978'
$10,000 no later than January 30, 1979
$10,00G no later than January 30,_ 10. 80
$15,000 no later than January 30, 1981
(c) As further consideration, GRANTEE thrcugh its
Public Works Deaartniient agrees to grade ou': a new parking lot
at the church site and to move the excess dirt to the proposed
park site. This shall be implemented by a separate agreement
to be prepaved and executed by the parties hereto.
3. GRANTOR acknowledges that this Agreement'iL, subject to
approval by the City Council of the City of Huntington Beach.
GRANTOR agrees to execute and deliver this Agreement and a
grant deed to subject property to GRANTEE prior to presentation
of the Agreement to the City Council. IfL said Agreement is approved
by the City Council, said grant deed shall Forthwith be recorded;
if not., spit• grans, deed shall be redelivered to GRAUTOR and this
Agreement ,shall be null and void.
4. The presentation of this Agreement for approval. by the
City Council is contingent upon the GRa'TEE's approval, of a
preliminary title report and covenants, condition and restrictions
on subject property.
5,. Title' insurance to he provided and paid for by GRANTOR.
6. GRAPv TOR shall remain liable for, all taxes assessed and
attributable to that period of ,time prior to elate of recordation
of said grant dead.

7. GRANTEE agrees to purchase said real property for
:he sale pur-lose of developing a neight orhood park_. if, after the
execution of this Agreement said real property is to be used for
any other permanent purpose, GRANTOR shall have the first right
to buy tack subject property at the price paid by the GRANTEE
(CITY).
IN WITNESS WHEREOF the parties ;1eret:o have set their hands

Subject AGREEMENT FOR SALE OF REAL Date March 30, 1970
PROPERTY: FAITH LUTHERI;N CHURCH
The contract for the sale of two acru. :kf property by the Faith
Lutheran Church to the City for the oral sun of, $6S,000 is attached.
Under the terms of this contract the City will pay $1.0,000 down and
$10, 000 per year for four years beginning in 1977. There will be a
final, payment of ,$IS,000 due in 1981. As a part of the contract, the
City, has agreed, to grade a 'new parking lot at the church site and
stockpile the excess dirt at the new park site which the City will
retain. Until such time as the sale is completed, Faith Lutheran
Church will assume complete liability for taxes assessed on the prop-
erty. The express purpose of the purchase is to obtain_ land to develop
into a. neighborhood park site at some future :date.
Funds are available for this acquisition from Account 0790601.
