Attached hereto is a plat man showing the City owned Parcel A, shaded in red, and the School District owned Parcel B, shaded in green. Also, attached are legal descriptions of the parcels, The dimensions of Parcel A are 7,04. 01 by 182. 5' and the area is 2. 9499 acres. The parcels are directly comparable in respect to zoning .and utility availa- bility, as well, as location. Each parcel contains 2.94 acres of laid. Since there are no required perimeter dedications for arterial highways, both parcels can be described as net usable area, METHOD OF EVALUATION Each of the parcel6, if considered as separate ownerships, would have some development problems byy reason of size and shape.. More specifically, the narrow width of each parcel would p.eclude an efficient residential subdivision. However, the school parcel is part of an exit Ling site which contains 14.67 acres. The school site includes the 2.94 acres and additional acreage lying to the west. And, the City -owned parcel, when acquired by the school district, would then be joined with school acreage eying to the south. Thus, each of the parcels is evaluated as if part of adjacent acreage such that the total, ownership would be 14 to 15 acres. LOCATION Subject parcels are located south of Slater Avenue and vest of Edwards Street in the City of Huntington Beach. A location map is on the following page. LEGAL DE SCRIPTION ESCRIPTIO Both of subject parcels are portions of various lots in Blocks A, B, and D, of Tract 291. Detailed descriptions are on fol- lowing pages. The lots in 'Tract 281 range in area from 1212.5� on up tan 1270.70. However, since all lots are kYithin the same owner- ship, the lot lanes effectively do not exist.
