CITY hereby agrees to lease said building for two (2) ' years , with option for the third year : commencing on `he 15th day of February 1970 and ending on the 31st day of January , 1972 at a total rent or sum of Five Thousand Five Hundred Eighty-Seven and 50/100 Dollars ($5 , 537 . 50 ) paid monthly in installments as follows : (a) Payment of Five Hundred Eighty-Seven & 50/100 Dollars ($587 . 50 ) rent for the first one and one-half months and last month . (b ) Commencing, April 1, 1970 and continuing through January 31 , 1971, Two Hundred and Twenty-Five Dollars �" $225 . 00) per month payable on the first day of each month . (c ) Commencing February 1 , 1971 and continuing through R Janaary 31 , 1:72 , monthly rental shall be Two Hundred Fifty Dollars € ($250 . 00 ) payable on the first day of each month . i 3 . CITY shall hold OWNER exempt and harmless from any liability, lose , cost or obligation on account of any damage or injury to any person, or to the goods , wares and merchandise r of any person, arising in any manner from the use or occupancy of the premises by CITY . f. 6 . CITY shall pay for all gas , heat , light , power and telephone service , excepting water . 7 . CITY shall permit OWNER to enter into and upon said premises at all reasonable times for the purpose of inspecting; the same or for the purpose of maintaining the b�lilding in which s 1 said premises are situated . r 8 . In the event of (a) a partial destruction of said premises or the building containing same during said term which requires repairs to either said premises or said building, or (b ) said premises or said building being declared unsafe or unfit for occupancy by any authorized public authority for any reason other than CITY'S act , use or occupation which declaration re- c quires repairs to either said premises or said building, OWNER shall Porthwith mak<_• such repairs . CITY shall be entitled to a proportionate deduction or rent while such repairs a..L-e being: made , such proportionate deduction to be based upon the extent to which the making of such repairs shall interfere with the business carried on by CITY in said premises . if such repairs cannot be made within the time provided by law , OWNER, may at his option, make same within a reasonable time , this lease con- tinuing in full force and effect and the rent to be proportionately rebated , as to this paragraph provided .
