Gentlemen:
This letter will notify you of our intent to terminate tempo-
rary access to the Newland House, since we are about_ co commence
grading on our commercial development known as Newland Center.
Per our license agreement dated October 15, 1974 (see copy
attached) , one of the events which would precipitate a termination
of this agreement is the "commencement of a development of the
property in ttiis permit area. "
We will be grading for a majoc landscaped entry into our
development which will also service the Newland House. This
license will be renewed upon final City inspection and approval
of the right of way.

The following are the terms and conditions upon which t°aia license is
granted.,
1. Licensee (City of Huntington Beach) may construct
at its sole cost and expense street paving, sanitary sewer
lateral and a water line within the permi.ttsd property.
No other construction or modification shall be made to
the premises without the prior written consent of the
Licensor (Signal Lan�msrk, Inc. ) .
Z. That Licensee, for itself, its agents, its employees
and invitees (including the general public), hereby
saves harmless and indemnifies Licensor, its agente,
' officers, servants and employees from and aga.inist �
,>Jl claims, demands, losses, damages and./oa 11abilitT
;,.rising from any loss, or damage to property, or injury to,
or death of persons resulting in any manner directly or
ndirectly from the use of the herein described property.

3. That Licensee does hereby assume all risk of lose, or '

4. That Licensee will remove all of its property from the

furnished to Liceneor.
7. All utilities shall be confined to the southerly 20. 00 feet of
said licensed property.

possible to the condition existing prior to the commence-
ment of said License.
5, That Licensee shall use said premises in accordance
with all applicable rules, laws and regulations of any

Subject: License Agreement for Temporary
Access to the Newland House from
Beach Blvd.
Gentlemen:
Transmitted herewith is a License Agreement between the
City and Signal Landmark, Inc. to provide temporary access to
the Newland Mouse off of Beach Blvd.
The land transaction that occurred during the spring of
1974 deeded only the land for the house and the park. The
strip of land between the east side of Beach Blvd and the
Newland House property was retainer' by Signal. This Agreement
is required to permit access to the house during the reconstruc-
tion stages and to provide an easement for utilities. When the
adjacent property is developed, permanent access to the house
will be obtained at that time.
