I, will include a scope estimate of cost. This phase shall ve submitted to the Director of Public Works For signature approval within forty-five (45) calendar days from the date of this agreement. (`,:) Design Develo�amen>t Phase, Upon approval of the schematic design phase, the ARCHITECT shall complete the design development phase to include the development of design, site plans, elevations and other drawings with outline specifications covering the project, and including structural, mechanical, and electrical systems and equipment, as are necessary to integrate the design, explain the projecr fully, and enable a preliminary estimate of construction cost. This phase shall be submitted to the Dire,7tor of Public Works for signature appro)ral within sixty (60) days after approval of the �.chematic design. ARCHITECT shall chan;,c design development plans for the project to the extent necessary to meet the requirements of the Director of Public Work,, After approval I by signature of the 1,;.rector, the A_CHITECT shall furnish necessary prints of the approved design development pans to the ,Director. (c) The Construction. Documexits Phase: After approval of the design 1-velt-7-me-it phase plans and estimates, ARCHITECT shall pro;eed with the preparation, of complete working drawings and specifications as required by the Director of Public Wurks for the cousr,ruction cf said project. An original and five (5) copies of the working drawings, ;specifications, and estimates shall be delivered to the Director of Public Works within ninety (90) calendar days after approval cf the design development phase. After working drawings and spet:ifica.tions 'lave beer approved by CITY, as indicated by the I 1 I signature thereon of the Director, ARCHITECT shall furnish sets 2 I of prints of the approved working drawings and sets of the 3 approved specifications as may be required by the Director. � 4I 4. ARCHITECT shall perforii, and provide all necessary 12 architectural and engineering services of every kind in 13 connection with th-v studies, designs and the preparation of 14 drawings and specifications, but said services s}-.all not, unless 15 otherwise stipulated, include borings, test piles and pits, or 16 supervision of construction work executed from the drawings and 17 specifications, however, that ARCHITECT shall furnish upon 18 request and without additional compensation, such amplifications 19 i and explanations and attend such conference& as may, in the I 20 opii,ion of the Director of Public Works, be r"cessary to clarify 21 the intent of the drawings and specifications a_d shall afford 22 the benefit of his advice on questions that may arise in 23 connection with the construction of the project 24 6. GENERAL. Furnish complete preliminary design an<t contract doc,iments. including plans and specifications, for subject project. The work shall include, bW- not be limited to the following: (a) Provide all consulting seavices, including structural, mechanical, electric-.1, civil and landscaping. Submit names of all consul ants to be used to the Director of Public Works for approval. (b) Furnish furniture layouts. ARCHITECT shall change the design development plans for the project to the extent necessary to meet the requirements of the Director of Public Works. After approval by signature of the Director, the ARCHITECT shall furnish nece- my prints of the approved design development plans to the Dire( -tor. In brief, the following items comprise the highlights of the two contracts: A. Richard Bigler and Associates - The work shall in- clude complete preliminary and final design and contract documents, including plans and specifications. The site comprises a total of approximately 40 acres including 20 acres of former disposal filled ground, 12 acre;- of solid ground fronting on Magnolia Avenue and the Edison easef<<ent to the south. M-,'. Bigler's firm will determine: the master plan, phasing of the project, and design and construction coordination between the two fires. Approximate development cost of the project will be $--v0,000 with Mr. Bigler receiving a flat Fee of $30,000. B. Willsam Bluroct and Partners - The structural element to be designed will include a 10,G00 square foot community center, a 5,500 square foot fire station on 7/10 of an acre, and preliminary schematics for a proposed branch library site. The Blurock firm has just completed design of Murdy Community Center and should the Murdy plans be adaptable or modified for reuse at Edison Park, a savings of one-half the normal fee would accrue to the project. The present estimated construction costs of the community center and the fire station ,are estimated at $235,000 and $175,000, respectively.
