ARCHITECT shall prepare and furnish to CITY, complete and ready for use, all necessary studies, dcetches, estimates, working drawings and specifi- cations, shall check shop drawings, catalog cuts, material lists as submitted by the construction contractor, shall furnish consultation and advice as requested by CITY during construction,including evaluation of specified tests as further defined herein (but not including any supervision of the construction work), and shall furnish all other architectural services, including without limitation those specified hereinafter and required for the municipal corpora- tion yard, Phase II, having an estimated construction cost of Six Hundred Thousand Dollars ($500,000.00), and more specifically su.1 forth in items F, G, portions of I, and J as per memorandum of January 20, 1972, attacb?d hereto and made a part hereof, excepting estimates, being two shop buildings, administration building, one tyr,ical garage, and warehouse. The project design, including utilities, plumbing, electrical and paving shall conform to rill applicable CITY code requirements. ARCHITECT shall also conform to the technical r' instructions as issued by the Director of Public Works. If, after receipt of competitive bids. it is found that a construction contract cannot be awarded within ten percent (107) of the afore•.entioned estimated construction cost, ARCHITECT will, as a part of this agreement, and at no additional cost to CITY, perform such redesign, re -estimating and other OF services as may, in the opinion of the Director of Public Works, be required to produce a usable facility within tt.e estimated construction cost. In connection with the t regoing, ARCHITECT sMl'+ '^ igated to perform such additional services at no increase in contract price only when CITY has received competitive bids within two (2) months from date of final approval of plans and specifications. 2. All drawings, designs, specifications, and other incidental architec- tural and engineering we o. materials furnished hereunder shall be and regain the property of CITY, except that said drawings, etc., cannot be used for other municipal corporation yards, except the typical garage may be repeatedly coL- structed under City direction at the same P:ce. 3. ARCHITECT shall, if necessary, visit the site and shall ho,.d such conferences with representatives of CITY and take such other action as may be necessary to obtain the data upon which to develop the design showing t.1 contemplatt-d project in accoFdance with the followings 4. As an architectural design requirement, CITY will provide as -built topographic maps, engineering street improvement plans, grading plans and complete s,'.l analysis of the existing sites. -2- s ^ (A) Design Development Phases The ARCHITECT shall complete the design development phase to include the development of design site plans, elevations and other drawings -Ath outline specifications Covering the project, 4' and including materials and equipmetit, as are necessary to integrate the. design, explain the project fully, and enable a preliminary estimate of construction cost. This phase shall be submitted to the Director of Public Works for signature approval within ninety (90) days after approval of the contract. ARCHITECT shall change the design deve?,pmentplans for the project h' to the extent necessary to meet the requirements of the Director of Public a Works. After approval by signature of the Director, the ARCHITECT .hall furnish necessary prints of the approved design development plans to the Divector. (B) The Construction Documents Phases After approval of the design k- G development phase plans and estimates, ARCHITECT shall procee;J with the pre- paration of complete worki,.g drawings and specifications as required by the " Director of Public Works for the construction of said project. One set of reproducible transparencies of the working drayrings, specifications, and F( estimates shall be deliveTod to the Director of Public Works within sixty (60) drays after approval of the design development phes . After working drawings and specifications have been approved by CITY, ac indicat,ld by the signature a thereon of the Director, ARCHITECT shall furnish sets -+f prints of the approved working drawings and sets of the approved specifications as may be required i h by the Director. 5. Upon approval of find plans, ARCHITECT shall deliver to CITY one set of tracings, in such medium and on such materials as may be required by t:!e Director of Public Works, suitable for blueprinting, showing complete }' approved construction requiremetits. ARCHITECT shall, without additional fee, correct or revive the drawings and ;pecifications if the Director of Public Works finds that such revision is necessary r.o correct errors or deficien.-.ies for. which ARCHITECT is resi;onsible.
