Part of the monthly rental rate was based on their receiving janitorial serv- -ems provided by the City, but the City was riot able to provide this s,.rvice. The new agreement calls for a dower -rental rate, but the HBETA needs to ')e given credit for the portion of the rent allocated for janitorial services. The HBETA snoula have paid us $5,924.87 for that period, although 1' understand their rent is not paid up to date. Please give them credit for $1,337.99.. In recent months, however, definite steps have been taken to reach this goal. Attached is a time schedule developed by our Housing and Community Development office of events leading TO the proposed development. So for, the time schedule has been followed as planned. You will note that demolition of the buildings cri the site are scheduledfor October or November of this year. Since budget preparation time for the new fiscal year is drawing near, I a,n informing you of this tentative date in case you will incur higher rental costs elsewhere. I trust this will give you ample time to plan. If you have any further questions, please do not hesitate to contact me or Steve Kohler of our Housing and Community Development office at 536-5541. Training Administration, A brief z-un-dawn on lease payment requirements is as follows: Agreement at the SZO Pecan Street location called for a one-year lease con.mencing February 1, 1978, the rental to be payable Lo the City on or before the 10th of each month at a. rate of $323.50. Late payments were to be su)j ect to a 10 o renalty. Agreement at the 505 Pecan Street location called for a one-year lease commencing March 21; 1978, rentalto be payable to the City on or before the loth of each month at a rate of $495.07. As in the previous agreement, payments made after the loth of the month were to be subject to a 10% penalty, A preliminary revienv of the CETA Title 6 Tra ni.ng Account (No. 864381.) indicated that several payments had been made to the City on both of the agreements br-t it was difficult to ascertain -their exact status with respect to the disposition of payments.�Iate penalties that were still outstanding_. One of the agreements has i.l.ready expired while the other has less than a month to go. Efforts are pr.esontly underway in Administration to renogutiate both of the agreements; thus there is some urgency in getting a handle on where the City/CETA stands under the existing leases. However, we were never able to provide that service ar,d the H.B.E.T.A. provided it. Thus, there a.Te two problems to deal with; 1. A refund of the portion of the rental rate meant fa'r janitorial service and supplies should be made, 65/11 1 f 2. A new agreement must be prepared which reflects a lower rental rate. Resolution 4535 requires a rental rate of $0.31 per square foot, Since the H.B.E.T,A. will be handling their own janitorial service, the ren4 shall be calculated at the rate of 80.31 por square foot, such rate to be comprised �f a cash =tribtation of $0. 24 per squar , foot and a donation of janitorial labor and supplies to the City valued at $0.07 per square foot, Cash payable to the City shall beN3,;$per month, The H.B.E.T,A, will provide its own janitorial service and supplies Attached is the expiring lease, and the new standard lease written by Mr. Georges for another agency,
