TENANT agrees to maintain PROPERTY in safe and clean °

5. RENT

rent to CITY 60 percent of the gross receipts of the preceding
calendar month, due and payable on the tenth day of the following

TENANT shall deliver to CITY a statement of the gross receipts,
for each month, on a form satisfactory to CITY, and it shall be -due

termination hereof, TENANT shall deliver to CITY, on a separate
