AGREED by and between them as follows:
1. City hereby leases to CRUSADE and CRUSADE Leases

2. The terirs of this lease shall be from Au4ust 15, 1974

30 days notics to CITY within 30 days prior to end of the

term of this lease, minimum insurance liability limits as sollows;

DOLLARS. CRUSADE agrees that CITY'S City Council, and/or all

utility mat separately charged shall be prora-teo per floor space
leased as determined by City Administrator.

11. CRUMB shall not pormit any acts to be done on the

property in the leased premises and agrees to pay, if assessed,

14. Either party .retains the right to terminate this lease
by giving the other ninety (90) days pwor written notice. After
the expiration data of tb s Lease, or renewal period thereof, it
shall bold over only as a tenant at sufferance and hereby agrees
to vacate tenancy of the premises ar, any time after a ten (10)
day written: notice to do so.

appropriate adjustment i s maintenance payme its to CITY by CRUSA DE.

The City Council previously approved the expenditure of Housing end
Community Development funds for the purpose of renovating the old
Fire Stationbuilding in the former Civic Center site for use by the,
Feedback Foundation, Inc. for transportation, lunch, and counseling �
(TLC).
We are in the process of prcparing a lease between the City and Feedback
Foundation relating to the use of these premises, A copy of this lease
was forwarded to the Feedback Foundation for their review and they ,.
responded that the lease is acceptable to them except that they would
hope that the City would consider paying the utility bills at that site.
I have investigated this matter with the United Crusade who is respon-
sible for administering the operational costs at tho entire complex
and was infaxmed that it was their estimate that $100 per month would
be a realistic estimate of the cost for providing electrical, gas and
water services A copy of a summary of City involvement in the TLC
Program elsewhere in Orange County has been included to indicate what
other cities are doing in this area. It is the contention of the Feed-
back Foundation, Inc. that then would rather have the Cities provide the
utilities so that they can utilize their fonds for providing the neces-
sary meals for senior citizens.
Therefore, I am requesting direction from the City Council as to whether
we should agree to pay the utility bills at this facility or require the
Feedback Foundation, "Inc. to assume this additional expense. Based on
the City Counc•il's action, I will have the lease prepared to be submitted
to the City Council at its February 17, 1976 meeting.
