E. Hartge to annex a small remnant piece of property at the intersection of Sugar and Mcradden Avenues for the purpose of creating three standard sized, single fanily lots on subject parcel . As mated in the attached letter, the property in currently- owswd by the City of Westminster and is proposed to be acquired by Mr. Cox,;to facilitate standard lots as outlined above . Development So-tvicai would recomesend that the property be removed from public ownership and placed on the tax rolls as productive, lard . This would eliminate tho need for woad control and landscaping to be done by the City of Westminster . A tentative tract (10062) ,was submitted in September, 1977 for the land located within I Huntington He Acb,, which would hive''-rr*ated six lots with avera4e 50 foot frontages on Sugar Avenue. Concerns arose during review of the proposed tract regarding nr:iee impacts from the adjacent freeway (70-75 dBA ex' - ric )`, th a preservation of . trees onsite for aesthetic, slope stabilisation, and noise attanufttlon purposes, and the netd for a variance to allow less than 60 foot frontages on this lots. - The applicant withdrew the:;. tenttative tract from further consideration in 'December 1977 after moving his ?Soma onto the site from across the street.. Relinquishment of the parcel in question and annexation into Huntington Beach would allow the applicant to create three; ,legal lots for single family homes in addition to the existing hams. Water and ,.iover service are already available pursuant to recent development north of Sugar Avenut. Ainexation would facilitate development of the primarily vacant site, providing increased tax revenues to the City.
