Mayor Green on the Planning Commission decision to approve a por-
tion of Conditional Exception No. 69-26 and to deny the balance.

5 . The water, sewer, and fire hydrant system shall
be approved by the Department of Public Works
and Fire Department .
6. A drainage plan shall he provided to Del artcr..:nt
of Public Works specifications .
7 . The property sh311 participate in the local
drainage assessment districL .
8 . Soil reports, as required by the Building Depart-
ment and Department of: Public Works shall be
submitted to the City prior to issuance o` build-
ing permits .
9 . All utilities shall be installed underground.
10 . Fire alarm system conduit and appurtenances
shall be installed by the developer at Locations

the southwest; corner of Atlanta Ave. and Beach Blvd.
5. This property is zoned R5 , 10-0 and C3 and is mnster planned
office anti peroteasiorial use , The proposed project; is withirt
the Mid-Beach Study Area which proposes to establish a small.
area for hotel use at the corner of Atlrimta and Death with
another small area for office and profe sional uses to the
west and abutting the hotel use. The reozinLng portion of
the property is proposed for medium density residential. de-
velopment. These changes to the:. Master Plan of Land Use are
tentative and have not been approved by the Planning; Comitis
Sion or 'City Council .

S. The State Division of Elighways has Indicated that additional
right.-of--way will be required for the future freeway along
Beach 'Bled.
9. The Department of Public Works has indicated that a dralu3ge
problem does exist on the property, but that the developer
has been working with them on a plan to correct the problem.
10 . This application wss required because 4 :story buildings are
not permitted in any residential zone . .he project will be
constructed at 27 unLts per acre, or less than R.3 density,
and to all, other applicable provisions of t n R3 District.
