front with sutomaLic door opener on all single story
(Plan 1) houses and option to provide same on cul-de-
sac lots for two stories as permitted under Section

and D' SaRRroval of the request for waiver of a masonry wall.
located at t e"zera side yard setback for substitution of one-
hour wood or plaster construction (with 4 ft . maintenance ease-
ment) .
Reasons given by the Planning Commission for their Action to
prove
1 . The lots axe substandard to ordinance requirements .
2 . Approval of these conditional exceptions will allow the
developer to build a better, house .
ROLL CALL VOTE:
AYES: Bazil , Miller, Bokor, Slates
NOES: Porter, Duke, Tom
ABSENT: None
THE MOTION CARRIED.
Additional Information: Robert Witt, a nearby resident, asked
questions regarding die project . There was no one present to
Speak in favor or opposition.
MinorityReport: Commissioner Porter stated the following:
1 . I contend the applicant was aware of the substandard nature
of these lots and additional conditions to alleviate self-
imposed problems are not warranted.
2 . Any adjacent walls should both be of masonry construction
(C .E, item #5) to insure permanence of both structures....
A%,y destructive occurance would require that the proposed
frame and stucco wall would have to be rebuilt of masonry
materials .
Minority Report : Commissioner Duke stated that problems could
=alleviated by " resubmitting for standard lots on new tentative
map.
Respectfully ubmitted,
