The Planning Commis- sion took action on these matters at their February 17 , 1971 meeting. Their action was appealed by Jerry Hatney , Coun- cilman. The developer shall plant eight 24 in. box trees along that portion of the south pro- perty line where there are no carports or driveways between the wain structure and rear property line. In order to provids maxisl>m screening, "id trees shftL1 be f planted 16 ft . on center and have an average height of 16 ft . The type of trees shall be approved by the Street Tree Superintendent . 2 . The end wells of the carports shall align as near as possible to the R1 lot lines on abutting properties . 3. The plot plan received February 11 , 1971 shall. be the approved layout. 4. Water supply shall be through the City of Huntington Beach' s water system. 5. Sewage disposal shall be through the City of Huntington Beach ' s sewage system. 6. Fire alarm system conduit and appurtenances shall be installed by the developer at locations and to specifications provided by the Fire Department . 7 , A masonry wall shall be constructed along the east property line . The htidht of said wall ithall be such that the top will be six ( 6) feet above the highest ground surface within twenty ( 20 ) feet of the common property line; except , within the front 15 ft . The height of said wall shall he reduced to 42 inches within the front 15 ft . 8 . No structure , other than those shorn an the approved plot plan , shall be construc- ted within the project . 9. The structural street section of all ppri- vate drives shall be appproved by the de- partment of Public: Works. 10. All applicable City Ordinances shall be � complied with. li . Use Permit No . 70-61 (a) and Conditional Exception No. 70- 59 have been referred by the Board of ?.oning Adjustments to the Planning Commission according to your request to review for final action. 2 . The use permit ApplicAtion proposes to permit con- struction of a 6G unit apartment complex on a 3 .06 acre parcel of land and the conditional exception was filed to permit carports to be constructed at zero "014 serb3 ck along the side and rear property lines. 3 . Subject property is located on the south side of Hamilton Ave . , approximately 60n ft . east of Bushard Street. The southwesterly 52 . 34 ft . by 151 . 59 ft . portion of this property was recently approved by the Planning Commission and City Council for R2 zoning . Surrounding properties to the east and 8 P P south are zoned and developed single family resi- dential . Properties to the west Axe zoned R. A and Cls .
