APPEAL TO DENIAL
CONDITIONAL EXCEPTION 79-42
NOTICE IS HERZBY GIVEN that a pub-
lic hearing will be held by the City
Council of the City of Huntington Beech,
in the Council Chamber of the Civic
Center. Huntington E'ech, at the hour
or 7:30 P.M., or as soon thereafter as
possible. on Monday. the 1st day of
March, 1971. for the purpose of con-
sidering an appeal to the denial by the
City Planning Commission of Conditional
Exception 70-62 to permit- 1) A maximum
of 16 R1 tots on a 48 fL in width cul-de-
sac in lieu of the maximum 14 lots per-
mitted by ordinance; 2) An average of
57.E lot width for each 6 cont-*Quous lots
in lieu of :ha required 64 feet in width.
The Planning Commission further stipu-
lated: That the cul-de-sac streets shall
be 50 ft. wide and the street sections
shall be to Department of Public Works
requirements.
The subject property is located at the
northeast corner of 6ushard Street and
the autension of Indianapolis Street in
the RA Residential Agriculaurai District.
A legal description is on file in the
Planning Department Office
All interested persons are invited to
attend said hearing and express their
opinions for or against said denial to

The staff has revie.ved Conditional Exception No 70-t)2
and offers the following information for your consideration:
1 . 'I'}lis application proposes two exceptions to the
Huntington Reach Ordinance Code . The first a xcep-
t ion is i3 request Lo permit 48 f l . wri de cu 1 -cle-sac
streets with a maximum of 10 lots fronting on such
• treets in lieu of the matximin 14 lots permitted
by ordinance .
The sc. ord exception is a request Lo permit an
average lot width of 57 . 8 ft . for each six con-
t:igous lots in lieu of the required 60 ft . IoL width.
2 . Subject requests pertain to Tentntive Tract No . 7286
which is lncated ,it the northeast corner of lkishard
Street and Indianarml i.,: Avenue . The properCy con-
sists of 20 acres of land . The imp as approved has
94 lot5 . Alf this conditional exception is approved
there will be 98 lots .
A condition of approval of the map required
a 52 ft . right-of-way for the cul-de-sac streets .
This condition will probably cause a further re-
duction of the 94 lov a .

of-way is permitted for a cul-de-sac serving it maximum
of 14 Lots and a 50 ft . right.-of-w2}• is permitted for
cul-de-sac streets less Tan 550 ft in length. In both
cases , n 5 ft . parkwny Ls provided. Upon field inspection

This increased the right-of-way widths from 46 ft . to 48 ft.
providing for a 36 ft . street: width and 6 f t , parkways and
from 50 ft. to 51 ft. providing for a 40 ft . street width
and 6 ft . parkways .

is the consensus of the staff that the Cull 40 ft. street
