This application proposes two exceptions to the Huntington Beach Ordinance Code . The first excep- tion is a request to permit 48 ft , wide cul-de-sac streets with a maxLmixtl of 16 lots fronting on such streets in lied of the rknxirnum 14 Lots permitted by ordinance . The second exception is a reque^t- t:o permit an average lot width of 57. 0 ft , for each six con- tigous lots in lieu of the required 60 ft. lot width. 2 . Subject requests pertain to Tentative Tract No . 7286 which is located at the northeast corner of Bushard Street and Indianapolis Avenue. The property con- sists of 20 acres of land. The inap .as approved has 94 lots . If this conditional exception is approved there will be 98 lots . A condition of approval of the snap required a 52 ft, right-of-way for the coal-de-sac streets . This condition wLI1 probably cause a further re- duction of the 94 lota. 3. In both cases , a 5 ft . parkway is provided. Upon .field inspection of recent subdivisions , the Planning Cormnissi.on deLetmined Lhat 5 fL , was inadequate :and 6 ft. parkways should be provided. Therefore , the Subdivision ConwniLt-ee has re- quired the additional street widths in all ne,J subdivisions . This increased the right-of-way widths from 46 f t . to 48 It . providing for a 3e ft . street width and 6 ft. parkways and from 50 ft. to 52 ft. providing for a 40 fc. street width and 6 ft . parkways . S . Also , there is a possibility that the Lentative reap could be revised and worked into a new map along with the recently expired Lentative tract to the east. i In view of the above information, the staff: recommends denial or that portion of Conditional Exception No 70-62 for the zeduced lot frontage and further recommends approval of that portion of the request for a reduced street width upon the following, condition; 1 .
