This was a request to construct 3 residential units on a 50'x 117-1/2' R-2 lot in the 500 block of 14th Street. The lot contains 507l square feet which is only 125 square feet short of having the required area for the third unit. Proximity to the ocean iaakes this lot ideally suited for this higher density. Cost of the land is prohibitive for construction of only two units. When we went into escrow to purchase the land it was apparent, that a trend had been established to allow a 3rd unit on lots of this size. In the last i few months there have been approximately eleven conditional use permits;,. granted to allow 3 units on 50' x 117-1/2' R-2 lots in this general area.. It seems unreasonable to turn us down without some advance notice that such a change was to Le made in granting these Conditional Exceptions. We have spent considerablz time and m,ney on Clans , escrow fees and loan appraisals . We would appreciate your indulgance at '4 Council hearing and would like to request that the hearing be held April 17 , 1972 'if this is possible. Thank you for your consideration.
