The applicant has cooperated with staff and revised their original plans to relocate the car wash providing better on-site circulation, more 'parking spaces , and ample area for the customers to ` dry or detail their car after it has been washed , Because of the unusual shape of the site ( almost triangular) , the large size (almost , I twice the minimum size) and because the. proposed location of the car wash promotes better on-site circulation, staff' supports the applicant ' s request For the car wash to ire detached (Conditional. Exception No. 87-80) . The retail center directly to the east ol�.' the subject site has expressed concern that the car wash would block their visibility from Pacific_ Corp Highway. The existing service station effectively. blocks visibility to the retail center from southbound traffic. on Pacific. ."oast Highway . Currently, adequate visibility for the retail center is from northbound traffic on Pacific C-ost Highway. The proposed location of the car wash iN in the same line of sight as tt;e existing service station. Therefoze, visibility will not be adversely affected . It should bc. noted that the site is zoned for commercial and, by Code, could have a strip retail center 50 feet high up to the 50 foot E«tback from Warrier Avenue blocking their visibility almost completely.
