STATEMENT OF ISSUE:
The final m,-.p of Tract 12061, being a portiaa of Tentative Tract No.
11955 h4s been submitted to the City for approval .
RECOMMENDATIONS:
1. Approve the map pursuant to the findings as stipulated by the Plan-
ning Commission in its approval of the tentative map.
2. Instruct the City Clerk to not affix or signature to the map nor
release it for preliminary processing by the County of Orange or
for recordation ,,until the following conditions have been complied
with:
a . The final map shall be recorded prior to the expiration of
Tentative Tract No. 1195S on June 7, 1985.
b. Conditions, conve►nants and restrictions shall be reviewed and
approved by the Department of Development Services and the
City Attorneys office prior to recordation of the final map.
c. Park and Recreation fees foi Tract 12061 shall be the responsi-
bility of the Huntington Basch Redevelopment Agency as outlined
in the Dcvelo ment Agreement for the Beac "albe t project.

The Public Works Department has indicated that bonds and a subdivision �
agreement are not recluir4d for phis subdivision, in that development of
Final Map No. 12061 is a project undertaken by the Hunnington Beach
Redevelopment Agency.

DISCUSSION:
The map has been examined and certified by the Director of Public Works
and the Secretary of the Planning Commission as being Substantially in
accordance with the tentative map as filed with amended and approved by
the Planning Commission.
Environmental Status :
Negative Declaration No. 83.12 wa,- approved by the Planning Commission on June 7, 1983.
