Each deed shall be signed and notarized by the record owner, and accompanied with a preliminary change of ownership report.The deeds shall record concurrently with the lot line adjustment. XAny existing Deed of Trust on the parcels being adjusted should be modified and recorded concurrently with the lot line adjustment. FINDINGS FOR APPROVAL - LOT LINE ADJUSTMENT NO. 2009-007: 1. The granting of Lot Line Adjustment No. 2009-007 for the adjustment of a lot line to accommodate the existing industrial building will not create any additional parcels or building sites. As a result of a survey performed on the property, the existing industrial building encroaches over the existing property line by three inches. The adjustment will maintain the existing number of parcels and remove the encroachment. 2. The resulting parcel alignment will conform to Titles 20-24 of the Huntington Beach Zoning and Subdivision Ordinance (HBZSO) because it will comply with the requirements for minimum area, width, frontage, setbacks, and site coverage. 3. The lot line adjustment will not sever any existing structure on the resulting parcel. The existing building is currently over the property line and the adjustment will correct the encroachment. 4. The lot line adjustment will not allow a greater number of dwelling units than allowed prior to the adjustment. The subject property is zoned and designated by the General Plan for industrial uses. Residential uses are prohibited. No residential uses exist on the property. 5. A plat map showing the lot line adjustment has been prepared and approved and will be filed in accord with the provisions of Section 253.24 of the HBZSO. CONDITIONS OF APPROVAL— LOT LINE ADJUSTMENT NO. 2009-007: 1. The plat map received on December 24, 2009, and maintained in Planning and Building Department case file LLA No. 2009-007 shall be the approved layout. 2. The lot line adjustment form shall be submitted to the Public Works Department for final review and modified as necessary pursuant to the requirements of the Public Works Department prior to recordation.
