Dear Mr. Olmos:
The County of Orange Surveyor has approved lot line adjustment No. 2011-001 (REVISED). We are forwarding the
following: a newly signed and sealed signature sheet and revised Exhibit"B" of said lot line adjustment to you for
further processing and recording. We recommend the following actions to complete the recording of the lot line
adjustment.
❑ Verify the owners listed on the lot line adjustment against a current title report or lot book guarantee.
[tl/'A GRANT or QUITCLAIM deed is required for conveyance. Each deed shall be signed and notarized by the
record owner, and accompanied with a preliminary change of ownership report. The deeds shall record
/concurrently with the lot line adjustment.
Any existing Deed of Trust on the parcels being adjusted should be modified and recorded concurrently with
the lot line adjustment.
Consent to the lot line adjustment by a party or entity holding a beneficial interest in the property shall be
reflected in a modification of the Deed of Trust, including, as appropriate any partial reconveyance
necessary to affect the intent of the lot line adjustment. The modification and if required, partial
reconveyance shall be executed in the manner of conveyance of real property and recorded concurrently
with the deed. Each MODIFICATION OF DEED OF TRUST shall be signed and notarized by all parties.
(This is a County of Orange policy only.)
We have reviewed this lot line adjustment for technical correctness only.
Comment: After the lot line adjustment have been approved by the City and recorded, please send a copy of the
recorded lot line adjustment to the Orange County Surveyor's office.

MODIFICATION TO DEED OF TRUST
THIS MODIFICATION TO DEED OF TRUST("Modification")
is made and entered into as of May 23, 2012 (date),by and between Allan J.
Ansdell Jr.and Trina Louise Ansdell, as Trustees of the Ansdell Family Community
Property Trust,Dated July 31, 2009("Trustor"),and California Bank&Trust,
(`Beneficiary").
RECITALS:
A. Trustor executed a Deed of Trust to California Bank&Trust, encumbering
among other things certain real property situated in the County of Orange, State
of California, as security for the payment of certain indebtedness of Trustor to
Beneficiary more particularly described in said Deed of Trust. The Deed of Trust
was recorded on 3/2 2/2 012 as Instrument No.2 012 0 0 016 4 4 2 4 ,
of Official Records of Orange County, California.
B. In connection with a portion of the Deed of Trust Property, as more particularly
described in Exhibit"A"attached hereto(the"Property")and certain adjacent
real property owned by Trustor,Trustor desires to record the lot line adjustment
altering the lot lines between, among others, the Property and said adjacent real
property to create new parcels.
C. As a condition to recording the aforesaid lot line adjustment,Trustor and
Beneficiary/Lender agree to modify the lien of the Deed of Trust with respect to
the Property to provide that such lien shall encumber the new legal parcels as
described in Exhibit`B"attached hereto.
NOW,THEREFORE, for good and valuable consideration, the receipt and
sufficiency of which are hereby acknowledged,Trustor and Beneficiary/Lender
hereby agree as follows:
1. The legal description of the Property shall, concurrently with recordation of
the lot line adjustment in the Official Records of Orange County,California,
be the legal description as described in Exhibit`B"attached hereto.
2. Neither the aforesaid lot line adjustment nor this Modification shall prejudice
any present or future rights,remedies,benefits or powers belonging or
accruing to Beneficiary of the Trustee under the terms of the Deed of Trust,
including without limitation with respect to the lien of the Deed of Trust on
all portions of the Property and the rest of the Deed of Trust Property not
previously reconveyed by Beneficiary.
3. Except as specifically provided otherwise above, the terms of the Deed of
Trust and the lien thereon upon all of the Property and the rest of the Deed of
Trust Property not previously reconveyed by Beneficiary shall remain fully
effective and unchanged by reason of this Modification and are hereby
ratified and affirmed in all respects by the parties hereto.
4. The lien of the Deed of Trust will remain subordinate to the lien of the Deed
of Trust recorded on N/A as Instrument
