The Planning Commission took action on these matters at their September 21, 1971 meeting. Their action was appealed by Coui uc i loran Ma they. Present Zones 113 .. f ,,rae Permit Request: To permit a 234 unit planned residential development on a 10.1 acre parcel of land with 4090DO sq. ft. of open space in lien of the required 70,200 sq. ft. Reasons Siveu by the a2plicant: "Because the proposed use is compatible and to h�gher standards of development (Article 931) than the allowable uses of the subject .r property". Planning Commission Action: Approved upon the following conditionss 1. The tentative tract map and plot plan received August 20, 1971, shall be the approved layout. 2. All streets within the project except the street separating lots 1 and 2 shall be private. The 234 unit apartment complex was originally approved by the Board of Zon'ng Adjustments in 1969. Upon expiration of the original approval, the Board reap,,roved the plan in 1570 and 1971. Each approval was subject to the 1969 Apartment Standards as adopted by the Planning Commission. 3. Property to the north is Toned R3 and is vacant. Property to the east is toned ,2 end is vacant. The properties to the south and west are zoned commerci.nl with some development on the C2 portion across Pacific Coast Highway. . 4. The tentative tract is a two lot subdivision to be m-me.d in conuron by the owners of earh of the 234 residential units. Such common area will be npirrtnined by • a homeowners a.5sociatlon. The t,,.-o lots are divided by u public street which will provide access to the properey between this parcel and the main channel in Huntington Harbour. %Il other drivewny3 within the development will be private. 5.
