Box 190 MY Hall Huntington Beach, California December 3, 1962 Honorable Mayor and City Council City, Hall Huntington Beach, California Herewith is the Planning Co=tission t s reco=endation of approval of Use Variance 485 for the Huntington Beach Land Co. The property involved is located at the northuvat corner of Adams Avenue and Brookhurst Street and is presently zoned R-3. The applicant proposes to construct a series of multiple f.:mily.dwellings known generally as Town Houses. Each individual unit is propposed. to be owned separately, together with the parcel of land upon :,Mich it is located, thus necessitating approval of reducing lot sizes to approximately 1000 square feet. 'Thy owners of the writs will also have a conmion ownership in the remaining area of the development, along with all other owners in the project, which Includes the roadways, cow.on green areas, and recreational facilities. Also included in the variance is the request to waive the require- ments that all lots abut: a street. In this case, there ,is only one privatestreet in the development, but each Lot will abut a driveway that connects to the street. Each lot will have adequate vehicular access from these driveways which technically are not streets. Since a means of vehicular access is nrovide,; to each lot, approval of this part of the request is recommenced by the Commission. The third portion of the variance to be considered by the Council is .the request :to % -ve the $50 per lot park And recreation fee. The apglic$nt felt that adequate recreational facilities uvre being, planned as ppart of the project to weet the needs of the residents These facilities include several st4mming pools and a small play ground area. The Coausission felt that due to a reduction in lot sires there- were many more lots in the tract anal , that $50 for each lot would be excessive. Therefore, .' it is their reco=wndati on. that r, the developer pay the park fee on the basis of the- number of 6000 square foot lots that the property could be subdivided into.
