ATTN: DOYLE NILLER, City Administrator. RE: USE VARIANCE: UV #532 - BROOKEAM LAND CO. Gentlemen: Aerewitth is the Planning Commission's reeo=endation for approval of Use Variance 532 for the Brookham Land Co involving exceptions to the Subdivision Ordinance Code. The property involved is lccated at the northeast corner of Adamo Avenue and Bunhard Street, and in presently coned R-3. The project proposed is a continuation of the development known as Huntington Continental Torn mouses. The variance requested is identical to that approved for the initial project which is now under construction. The variance includes reduction of lot sizes to about 2000 sq. ft., and to permit lots which technically do not abut directly upon a street. The request to waive all Farb: and recreation fees is also in- cluded in the variance. As in the original project the Commission recommends that park: fees be required on the basis o:l the number of standard 6000 arie ft lots which could be developed from the acreage. In this case, using the average of 4.75 lots per acre, a total of 112 standard single family lots could be created.
