SUBJECT: Appeal of Tract 5105 and UV 556, Ralph Jensen
The two itoms being appealed are companion scatters and need to be
considered the same time*
The property involved ia> a two acre parcel on the most aids of
Delaware Streat about 300 feet north of Yorktown Avenue and one
Corner of the parcel extends through to 17th Street,
The Tentative Map of Tract No 5105 is a proposal for subdividing
the property into 36 small lots based on tho condomimiwo ronctpt
of a planned development. The Variance is required under the
Subdtvision Ordinance and requests:
1. Waiver of the requirement that , lots abut upon a street.
2. Lots widtbs and areas less than 6000 square feet.
3. Waiver of Park and Recreation fees.
4. Waiver of all yard requirements.
Attached hereto are copies of the Subdiirision Comittee report on
the Tentative Map and the Staff Report on the variance which fully
explain the proposed project.
At the Pla:ming Cannission hearing on May 7, the applicant., his
architect and his attorne�r s ke in support of the r1wx and erx-
plan: ed tA* project. One leetex of protest was recewed and three
adjoining and nearby property omers voiced objections,
Tire Tentative Map was disapproved and tho variance we denied by
unanimous votes of the Planning C.omission for the following reasmu:
1. The design and layout of the tract does not aecw*lish
the goals and Objectives of a planned devolopoert.
2. The space ami separation between individual lots are
laad�rquats .
3. Prvrrlsions fer acces* to iadividual lots by autaewhiles,
service vehicles, rubbish trucks end ewrgeney vehicles
